7:30 P.M. – PUBLIC HEARING for Ellen Sullivan for a Special Permit under Sections 1420, 1640, 1642 and 2421 (Minimum Lot Size) required by the Norwell Zoning Bylaws because lot is non conforming being less than the acre required.  Applicant wishes to add a 3-season porch (12’ x 22’) to the back of the house.  Property is located at 137 Tiffany Road and shown on Assessor’s Map 26D, Block 75 Lot 11 Registry of Deeds Book 12742 Page 100 in Residential District A.

7:40 P.M. – PUBLIC HEARING for Simeone Properties, LLC. for a Variance under Sections 1322 a), b), c), 2431 (Lot Frontage) and 2432 (Lot Width) of the Norwell Zoning Bylaws with respect to Lots 16 and 17 Laurelwood Drive.  Both lots only contain 20.23 feet of frontage where 80 feet is required and 20.23 feet of lot width at the 50 foot setback where 150 feet is required.  Lot 16 is shown on Map 4C, Block 11, Lot 74 with 6.68 acres and Lot 17 shown on Map 4C, Block 11, Lot 73 with 5.20 acres Plymouth Registry of Deeds Book 17804, Page 33 and Land Court Document No. 453598 with Certificate of Title No. 96504 in Residential District A.

7:50 P.M. – Continued PUBLIC HEARING for 134 Washington St. Trust (Greg Webb, Trustee) for a Site Plan Review (Sections 1500, 1520), Special Permit pursuant to Sections 1420, 1640, (Nonconformancy), 1642 (Change, Extension, Alteration), 2421 (Lot Size), and 4300 (Aquifer Protection District), 4360p of the Norwell Zoning Bylaws for expansion of an existing building into a 68’ x 68’ 2-story commercial/retail building located at 134-136 Washington Street in Business District B and part in Residential District B and shown on Assessor’s Map 11B, Block 19, Lot 12 Registry of Deeds Book 8634, Page 201.  Site is .957 of an acre and minimum lot area is one acre.  Waiver requested for 45% impervious area.

8:00 P.M. – Continued PUBLIC HEARING for Nissan Coastal for a Site Plan Review and Special Permit under Sections 1500, 1520, 1400, 1420, 2340 (Business District C), 2341 i (Salesrooms for automobiles) of the Norwell Zoning Bylaws to remodel the existing 20,474 sq. ft. factory building into a new 12,561 sq. ft. automobile dealership.  The site is located at 109 Accord Park Drive and is shown on Assessor’s Map 11C as Block 17, Lot 4 Registry of Deeds Book 15724 Page 11 in Business District C.

9:00 P.M. – Continued PUBLIC HEARING for Tiffany Hill, Inc. for a Comprehensive Permit for proposed affordable housing for a 66 unit-six building townhouse condominium development.  A waiver is requested to allow for more than one “one family detached dwelling and associated outbuildings” on a lot.  The property consists of approximately 18.4 acres with 430’ of frontage on the north side of Tiffany Road and shown on Assessor’s Map 26B, Block 74, Lot 15 with 8.9 acres and Map 26D, Block 74, Lot 14, with 9.5 acres Plymouth Registry of Deeds Book 3475 Page 745 and Book 3997 Page 515 in Residential District A.

9:15 P.M. – PUBLIC HEARING for Autumn Woods of Norwell, Inc. for a Comprehensive Permit for a proposed 59 unit affordable housing development located on the Norwell/Scituate town line off of Summer Street consisting in the Town of Norwell of (31) townhouse style condominium units of which (8) would be affordable and one (1) affordable unit would be handicapped accessible.  The parcel in the Town of Norwell and located off of Summer Street and shown on Assessor’s Map 3B, Block 10, Lots 7 (4.8 acres) and 10 (1.1 acres) Registry of Deeds Book 14091/137, 14091/13 and 14092/32.  Access roadway will be in Norwell.
