7:00 P.M. – BUSINESS MEETING

7:30 P.M. – PUBLIC HEARING for Francis J. Mantia, Jr. for a Special Permit under Sections 1420, 1640, 1642, 2421 because lot is non-conforming with 21,808 sq. ft. where minimum required is 43,560 sq. ft per the Norwell Zoning Bylaws.  Work proposed will be to add a porch with a roof (8’x16’) to the back of house that will conform to the side and back setback requirements.  The property is located at 146 Grove Street and shown on Assessor’s Map 6C, Block 22, Lot 5 Registry of Deeds Book 4277 Page 294 in Residential District B.

7:40 P.M.- PUBLIC HEARING for Ronald Mac Gillivray for a Special Permit under Sections 1420, 1640, 1642, 2421 (Lot Size), and 2441 (Front Yard) of the Norwell Zoning Bylaws because lot is non-conforming being less that an acre or 7,447 sq. ft. where 43,560 sq. ft. is required and front yard setback is 30 ft. where 35 ft. is required.  An addition and deck are proposed.  Property is located at 55 Gerard Road and shown on Assessor’s Map 6C, Block 21, Lot 80 Registry of Deeds Book 12300, Page 187 in Residential District B.

7:50 P.M. – PUBLIC HEARING for Robert & Carolyn Clement for a Special Permit under Sections 1420, 1640, 1642, 2421 of the Norwell Zoning Bylaws because lot is non-conforming with 6,920 sq. ft. where 43,560 sq. ft. is required.  Applicant wishes to expand existing bedroom that would meet all setback requirements.  Property located at 43 Gerard Road and shown on Assessor’s Map 6C, Block 21, Lot 74 Registry of Deeds Book 23391, Page 221 in Residential District B.

8:00 P.M. – PUBLIC HEARING for Delleyne and David Osborne for a Special Permit under 1420, 1640, 1642, 2431 of the Norwell Zoning Bylaws because of lot frontage on street of 41.32 feet where 80 feet is required.  Meets all other setback requirements.  Applicant wishes to add a family-room, garage and mudroom.  Property is located at 303 Main Street and shown on Assessor’s Map 20A, Block 40, Lot 27, Registry of Deeds Book 3261 Page 529 & 5 in Residential District A.

8:10 P.M. – PUBLIC HEARING for Shane P. McMahon for a Special Permit under Sections 1420, 1640, 1642, 2421, (Minimum Lot Size) and 2441 (Front Yard) of the Norwell Zoning Bylaws because lot is nonconforming with 20,305 sq. ft. where 43,560 sq. ft. is required.  Applicant adding second floor and a farmer’s porch across the front that would be 45’ from the front property line.  Property located at 1018 Main Street and shown on Assessor’s Map 16C as Block 61, Lot 6 Registry of Deeds Book 18837 Page 129 in Residential District A.

8:15 P.M. – PUBLIC HEARING for Nissan Coastal for a Site Plan Review and Special Permit under Sections 1500, 1520, 1400, 1420, 2340 (Business District C), 2341 i (Salesrooms for automobiles) of the Norwell Zoning Bylaws to remodel the existing 20,474 sq. ft. factory building into a new 12,561 sq. ft. automobile dealership.  The site is located at 109 Accord Park Drive and is shown on Assessor’s Map 11C as Block 17, Lot 4 Registry of Deeds Book 15724 Page 11 in Business District C.
