7:00 P.M. – BUSINESS MEETING

7:15 P.M. - Meeting with Atty. James Murphy concerning Gordon, Trustee v. Town of Norwell on the requirement that all prospective tenants of the "C" Business District appear before the ZBA for a Special Permit.   Requested by Town Counsel.

7:30 P.M. – PUBLIC HEARING for Michael J. McMann & Michael J. Serode for a Special Permit under Sections 1420, 1640, 1642 and 2421 of the Norwell Zoning Bylaws required because lot is non-conforming being less than an acre or 35,400 sq. ft. where 43,560 sq. ft. is needed.  Applicant wishes to add a garage (24’ x 36’) with a family room above.  Property is located at 483 Washington Street and shown on Assessor’s Map 18B Block 27 Lot 7 Registry of Deeds Book 23170 Page 104 in Residential District B.

7:40 P.M. – PUBLIC HEARING for Nissan Coastal for a Site Plan Review and Special Permit under Sections 1500, 1520, 1400, 1420, 2340 (Business District C), 2341i (Salesrooms for automobiles) of the Norwell Zoning Bylaws to remodel the existing 20,474 sq. ft. factory building into a new 12,561 sq. ft. automobile dealership.  The site is located at 109 Accord Park Drive and is shown on Assessor’s Map 11C as Block 17, Lot 4 Registry of Deeds Book 15724 Page 11 in Business District C.

8:00 P.M. – Continued discussion of the draft decision for Norwell Washington, LLC. at (former Norwell Campsites), 239 Washington Street, a Comprehensive Permit under MGL Chapter 40 (b) Section 20-23.

8:10 P.M. – PUBLIC HEARING for 134 Washington St. Trust for a Site Plan Review (Sections 1500, 1520), Special Permit pursuant to Sections 1420, 1640, (Nonconformancy), 1642 (Change, Extension, Alteration), 2421 (Lot Size), and 4300 (Aquifer Protection District), 4360p) of the Norwell Zoning Bylaws for expansion of an existing building into a 68’ x 68’ 2-story multi-use building (commercial/retail/2 residential units).  An existing garage will be used for storage/office.  The lot is located at 134-136 Washington Street in Business District B and part in Residential District B and shown on Assessor’s Map 11B, Block 19 Lot 12, Registry of Deeds Book 8634, Page 201.  Site is .957 of an acre and minimum lot area is one acre.  Waiver requested for 45% impervious area.

8:15 P.M. - Informal Hearing with Silver Brook, LLC. located at 227 South Street.
