Minutes from the April 27, 2006
Planning Commission Meeting
7:00 p.m.
1) Attendance: Betty Jameson, Kelly Bradshaw, Gwen Schiada, Cindy Bojokles, John Hofmann and Stacy Wilkerson.
2) Approval of minutes from the January 26, 2006 Meeting. MOTION made by Gwen to correct the minutes to reflect that Gwen was present. Seconded by Cindy. All in favor. Motion carries. MOTION made by Cindy to approve the minutes as amended. Seconded by Kelly. All in favor. Motion carries.
3) Minor subdivision for the NBP properties on the North and South side of 5th Street. The subject property is part of the proposed project – The Residences at North Beach. The developer would like the subdivision to reflect the stages of the project and for filing purposes for condo. This subdivision does not change any zoning on the property. No changes will need to be made to their overall development plan. Betty Jameson
recommends that the 15’ foot alley noted on Sheet 3 of the minor subdivision plat be noted that this alley was closed and abandoned by The Town of North Beach. The following comments would like to be added by Mr. Hofmann, Town Engineer/Zoning Administrator:
1. Add the following note to the plats: "The purpose of this subdivision is to create parcels that the Owners can convey to a Developer prior to the issuance of zoning and building permits. The Town of North Beach approval of Zoning and Building Permits will
require the recording of covenants, easements, and other provisions between the parcels being created which covenants easements and other provisions are necessary for the
development of the site as approved by the Town"
2. Show the 1991 subdivision as existing for the lots on the Phase 1 Plat.
3. Show sheet numbers on all sheets.
4. Add legend
5. Show Boundary of subdivision with a heavy line.
6. Show Owner's address on Plats.
7. Plats that I printed from PDF files are not to scale. Hopefully the originals are correct scale.
8. Show scale, tax map number and block and parcel number for
existing property with vicinity map.
MOTION made by Gwen to approve the sub-division for The Residences
at North Beach with the comments made by Planning Commission Chair
along with staff comments by Mr. Hofmann. Seconded by: Cindy. All in
favor. Motion carries.
4) Meeting closed at 7:40 pm. on a motion made by Gwen. Seconded by
Kelly. Meeting adjourn.
