PUBLIC NOTICE 
 
        Notice is hereby given of Public Hearings to be held in the New Boston Town Hall starting at 6:30 P.M. on Tuesday, December 30, 2008.  The purpose of the hearings is to consider proposed amendments to the Zoning Ordinance, Building Code and Floodplain Development Ordinance, as follows: 
        PUBLIC HEARING AT 6:30 P.M. ON PROPOSED AMENDMENTS TO THE ZONING ORDINANCE BY THE PLANNING BOARD: 
ARTICLE II      ESTABLISHMENT OF DISTRICTS AND DISTRICT REGULATIONS 
Section 204.2   "COM" Commercial   
Replace the existing Table of Uses with an updated Table of Uses that includes new ideas for Permitted Uses and those allowed by Special Exception in the Commercial District. 
ARTICLE VI      DEFINITIONS 
Section 602     Term Definitions 
Replace existing definitions or add new definitions to coincide with the uses in the updated Table of Uses for the Commercial District.  
ARTICLE II      ESTABLISHMENT OF DISTRICTS AND DISTRICT REGULATIONS 
Section 204.4   "R-A" Residential & Agricultural 
Add a new use "Accessory Dwelling Unit" to the list of Permitted Uses. 
ARTICLE IV      SPECIAL PROVISIONS 
Add a new Section 404, "Accessory Dwelling Units" that would allow accessory dwelling units of a certain size to be constructed within detached accessory structures on a lot. 
ARTICLE IV      SPECIAL PROVISIONS 
Add a new Section 405, "Small Wind Energy Systems" that would establish regulations for electricity generating windmills to be installed in New Boston. 
ARTICLE III GENERAL PROVISIONS 
Section 310     Temporary Uses and Structures  
Delete the existing section and replace with language that would require a building permit for temporary structures or uses. 
COPIES OF THE FULL TEXT OF THE AMENDMENTS PROPOSED BY THE PLANNING BOARD ARE AVAILABLE at the Town Hall Planning Department free of charge, during regular business hours, are posted on the Town Web Site and in the Town at TD BankNorth, Library, Post Office, Dodge's Store, Town Hall Lobby, and Planning Dept. bulletin board for viewing only, and will be available at the public hearing. 
 
        PUBLIC HEARING AT 7:00 P.M. +/- ON PROPOSED AMENDMENTS TO THE BUILDING CODE BY THE PLANNING BOARD: 
CHAPTER NB-2.0  Administrative 
Add a new Section NB-2.13 that would require a building permit for temporary structures or uses. 
CHAPTER NB-5.0  Sprinkler Systems for new One- and Two-Family Dwellings and Manufactured Homes 
Section NB-5.4 Design 
Add a new section to the design of sprinkler systems to require an alarm to sound within the structure when the sprinkler system is activated.

        PUBLIC HEARING AT 7:15 P.M. +/- ON PROPOSED AMENDMENTS TO THE FLOODPLAIN DEVELOPMENT ORDINANCE BY THE PLANNING BOARD: 
ITEM VII 
Amend Section 1. by changing reference in the second sentence from "Wetlands Board" to "Wetlands Bureau".
