Propose combining two lot’s into 1 lot of 9.322 acres.
Unanimously approved by the board.  
Maggie should e-mail Pat with the Fee to submit.

Special Permit Application for 22 Bidwell Road
This was reviewed in May.  Requested confirmation that the Planning Bard letter was sent.

Special Permit application for Northwest Cove Road
COP, LLC  is looking to build a house and porch in the location of an old house torn down in 2014.  The building has been abandoned for more than two years so it is subject to all the zoning bylaws.
The board has concerns over the proximity of the new house being within the 40’ setback to the high water level.  The board would like to consult with Don Torrico RE: MGL on building in a potential flood area.  The board also has concerns over the half acre lot size.

Board Discussions

ADU Progression –
What is the Plan for moving forward – We are waiting for a time when the board is better represented at a Meeting to discuss and vote on the law.  There is still discussion on size and secondary structure and Handicapped access and creating one acre zoning and the definition of affordable housing.

Noise Bylaw –
Is a Noise Bylaw necessary?  Confer with the Select Board.
