- John Campetti presented a revised plan of land for Ann Canning. It consists of two lots on Route 23. The core distance is 199.69 feet measured on a curve. The revised plan measured the core distance on a straight line and is 201 feet to meet the zoning bylaws of 200 feet. Monterey zoning bylaws state that frontage must be measured in a straight line and be at least 200 feet. The planning board unanimously agreed to approve the revised plan. Mr. Campetti submitted two form A and the appropriated fee of $40.00.
- William Carrey of Broderick road submitted a plan to demolish an existing house and rebuild with an added second story. The footprint will be moved to conform to side setbacks. It will still be non-conforming in lot size and frontage. The existing structure is 982 square feet. The proposed new structure will be a total of 1724 square feet which is an increase of 171%. The new plan has lowered the proposed height of the building by 10 feet from the previous plan. The existing lot coverage is 15% and the new plan proposed will cover 20%. The board discussed questions such as will this be detrimental to the neighborhood is it more non-conforming. Maggie made a motion to have a sight visit prior to making a recommendation to the ZBA. Bridget seconded and the motion was unanimously approved. The board will hold a
meeting on Monday morning at 8:15 to discuss their findings of the site visit. Bridget will contact the town clerk in order to properly post the meeting.

- Alan informed the board that 32 surrounding towns currently have a master plan and 18 do not. The planning board is going to request to be put on the agenda at a future Board of Selectmen meeting in order to discuss the Planning Boards position of the Master plan and to receive their input.
