Planning Board Meeting Minutes June 25th 2009
Members Present: Steve, Maggie, Cindy, Alan and Bridget
Public Present: Jeff Randal from Hill Engineering, Rob Ackroyd and Eric Melle from Greylock Design
- Previous meeting minutes approved as amended
- Continued public hearing on Judy Bach Subdivision Project
- Board received the decisions from The Conservation Commission regarding wetlands and determination of applicability. It was determined that all work was going to be conducted within the buffer zone. All determinations pertain only to the construction of the Greenway subdivision road.
- When a lot is purchased the individual building will have to go to all appropriate boards for permitting and building approval.
- Greenway traveled way was increased to 18 feet as discussed at the previous meeting. The first 75 feet of roadway will be increased to 18 feet wide.
- Site drainage and runoff calculations do not take into consideration future impervious surfaces. Greylock presented the board with a complete drainage analysis for the whole site.
- An easement plan will be prepared prior to construction
- Lot #3 was deemed to have actual access to a building site. This was determined during the board’s site visit. Ledge did not pose a problem
- Guardrails were added to the plans.
- The 25 ft. change in elevation was added to the plans.
- The left hand edge of the proposed roadway was added into the plans.
- The check dam details were added into the plans.
- The stock piles have been moved and the locations of the stock piles have been added onto the plans.
- The underground utility conduit detail was added to the plans.
- The summary of waivers requested by the applicant was submitted.
- The declaration of trust establishing the maintenance was submitted to the board.
- The board agreed to accept all waivers.
- The board decided to classify the subdivision road as a major road and will grant waivers for grade and pavement.
- The public hearing was closed at 8:20 PM
- The board agreed to put together a set of conditions and discuss them at the next meeting on July 9th 2009 at 7:00 PM.
- Meeting Adjourned at 8:30 PM
