Planning Board Meeting Minutes- September 25th 2008

Members Present: Co-Chair; Cindy Hoogs; Co-Chair, Brian Puntin; Maggie Leonard; Steve Rose; Alan Salamon;

Public Present: David Helman

Meeting to order: 7:10 P.M.

  • Special Permit- David Helman was present on behalf of William Carry who is requesting a special permit for property at 29 Broderick Road. It is in the Lakeshore district 160 feet from the lake. The project will consist of a total tear down and a construction of a 1724 square foot structure. The current structure is 982 square feet.  The lot is 6,450 square feet, non- conforming on the east side, which has a 9ft., set back. The new structure will be rotated so that there is 15 feet on the front and back and 35 feet from the sideline. The proposed two-story structure will be 30 feet at the highest point. Mr. Helman felt that they were eliminating the non-conformity by rotating the structure. The lot is Grand fathered so the size is not an issue. The lot coverage will be 20 percent. Steve motioned for a favorable recommendation, Maggie seconded. The motion was approved with four yes and one abstention.
  • Previous meeting minutes- July 10th minutes were approved. September 11th minutes were approved. August 29th minutes were approved pending one correction.
  • Mail- Memorandum from Melissa Noe regarding past meeting minutes and their submission to the website. Melissa noted that she did not have March 13th or 27th, July 10th or July 24th and she also did not have August 29th. Bridget noted that for two of them she was not present but that she would get the others to Melissa as they were just approved.
  • Common Driveway Bylaws- The board is looking at a possible public hearing for the end of January with a special meeting in March. The board suggested that the building inspector and highway director be formally informed of the meetings and the projected new bylaws.
  • Summer Camps- Brian stated his enthusiasm for changing the bylaws to allow summer camps to operate year round as a conference center or banquet facility. The board would like to work with area camps to amend the bylaws to allow them to operate year round. The current bylaws do not allow any functions to take place at the camps past the summer season.
