May 22nd 2008 Planning Board meeting minutes
Meeting to Order: 7:15 P.M.
Meeting Adjourned: 8:30 P.M.
Board Members Present: Cindy Hoogs; co-chair: John Sellew; Larry Klein and Stephen Rose.
Public Present: Anne Bruzzi with Berkshire Engineering, Bruce Regenstreich and his attorney John Gobel.
· Special Permit Application: Bruce Regenstreich presented a proposal for work to be done on his cottage that is part of 7 Arts Condominiums. The current structure is non-conforming. It is a single-family unit that currently has 860 square feet of livable space. The living space will increase by 100% and the footprint will increase by 45%. The total livable square footage will be 1750 square feet. The existing shed on the property will be coming down. The project is a total tear down. All new construction will be with in the lakeshore district. The construction does not meet the land coverage maximum. The height of the building will not be more than 35 feet. The
structure will be more than 25 feet from the setback line. The resulting structure will be further away from the sidelines that the existing structure. Stephen made a motion to provide a favorable recommendation and Larry seconded it. The board unanimously approved.
· Sign Permit Application: Neil McGinnis of 423 Main Road submitted an application for a sign that would be 7feet high by 32 inches. The sign will be placed just west of his driveway and be 5.87 square feet total. The house is in the business district so it is allowed to be up to 10 square feet. Stephen motioned to approve, Larry seconded and the board unanimously approved the permit.
· Sign Permit Application: The Road Side Café of Gould farm submitted a permit application the place a commercial sign on the property of the road side 33 feet from the center of the road. The sign will be 2 feet by 4 feet, 8 feet total freestanding permanent sign. Don Torrico denied the original application and Gould Farm is making an appeal to the ZBA. Larry moved to make a recommendation to the ZBA to accept the application as is. Stephen seconded and the board unanimously approved. Larry revealed he was a member of the board of directors at Gould Farm. The board discussed this and did not feel that it played a part in their decision.
· Special Permit Application that was received in March: The board received a special permit application in March that was missing an overall site plan. The site plan was received at a later date, however the board could not issue a special permit due to a lack of a quorum. As a result the ZBA approved the special permit without a recommendation from the board.
· The board opened mail.
· May 8th meeting minutes were approved as presented.
· Cindy suggested a reorganization meeting the next time all planning board members were present.
