Planning Board Minutes

Public Present: Ron and Joanne Simms, David Ziegler and Lawyer Anthony Doyle
· Simms Project- The Simms were present to find out the boards view on passing the road for their subdivision project. Maggie went to the road and stated that the width of the road and the culverts had improved and she felt that the road was functional. David Ziegler stated that the gravel width of the road was 12- 14 feet on average and at times 16 feet. Maggie made a motion to approve the plan. Steven seconded the motion. It passed unanimously. The board requested another paper copy of the plan from the Simms.
· Special Permit, Jane and Frank Crotty- The building permit applied for by Frank and Jane Crotty was refused because the lot is non-conforming and they are building up. The lot is located at Woodland drive. As a result they are required to apply for a special permit. The existing home will be expanded and as a result there will be an increase in the height of the existing structure. The home will remain a single-family dwelling. A new septic system will be installed. The existing structure is non-conforming. The new construction will comply with all set backs. 25 feet will be the average height of the structure at the highest point. Janet made a
motion to approve the special permit. Maggie seconded the motion. The motion passed unanimously.
· Next Meeting of the planning board- The regularly scheduled meeting would take place on Thanksgiving and as a result the board will not meet. The board will hold one meeting in December and then will not meet again until January.
