Assessor Meeting Minutes 5/14/16

The Board discussed the Real Estate Tax Abatement requests currently on file.  The Board has four requests for abatement on file.  The purpose of this meeting is to determine and make a decision on these requests.

At today’s meeting the Board discussed each property and each abatement request.  The following are the results of the meeting:

The Mulholland property is located at 79 Hupi Road, Map 105 Lot 013.  The Mulholland’s have filed for a reduction in their assessed valuation.  The Board visited the property on May 2, 2016.  The large house is situated very closely to a steep bank also the Board found that the V2 qualification on the card is inaccurate.  After discussion the Board decided to reduce the assessed valuation.


The Stratford Holding Group LLC (Gary and Donna Klein) property is located at 4 Stratford Lane, Map 102 Lot 064.  The Stratford Holding Group has filed for a reduction in the assessed value of the property.  The Board visited the property on May 2, 2016.  The house is in the process of being completely renovated.  After discussion the Board decided to reduce the valuation to $450,000 for this year.

The Lloyd Gelwan property is located at 35 Mt. Hunger Road, Map 223 Lot 021.  Mr. Gelwan has filed for a reduction in the assessed value of the house lot.   The Board visited the property on May 2, 2016.  The house lot is across the road and up a hill from a new horse barn.  The barn is not visible from the house.  This is a right-to-farm town and the horse farm meets all of the requirements.  After discussion the Board voted to deny request.

The Nancy Beach property is located 56 Brett Road, Map 227 Lot 039.  Ms. Beach has filed for a reduction in the assessed value of the property.  The Board visited the property on May 2, 2016.  This property is 14 acres and a house.  There is already a reduction in value on 3.5 of the acres because they are a wetland.  The valuation for the house is accurate and also for the remaining land.  After discussion the Board voted to deny the request.
