Notice is hereby given that a public hearing will be held on September 20, 2005 (Tuesday) in the Marlborough City Hall, 140 Main St.  3rd Floor-Memorial Hall, Marlborough, MA  at 7:00 P.M. on the petition of the below named person seeking a variance in the application of the Zoning Ordinance of the City of Marlborough, as follows:

The applicant proposes to construct a 24' x 30' storage garage which will have a front setback of 16 ft. vs. the minimum required 20 ft. for Zoning District A3.   "Lot coverage" is a minimum required 30% of the total lot area.  Although the current proposal is for 34%, the lot was created prior to enacting a lot coverage regulation and you have met the intent of the regulation as possible.  The property is located at 24 Lakeshore Dr.  being Map 5, Parcel 43 of the Zoning Assessor's Map.  (Chapter 200-41) Table of lot area, yards and height of structures.

Notice is hereby given that a public hearing will be held on  September 20, 2005 (Tuesday) CONTINUATION OF PUBLIC HEARING in the Marlborough City Hall, 140 Main St.  3rd Floor, Memorial Hall, Marlborough, MA  at 7:30  P.M. on the petition of the below named person seeking a variance in the application of the Zoning Ordinance of the City of Marlborough, as follows:

The applicant desires to construct a new home at property located at 146 Raymond Rd., being Map 34, Parcel 12 of the Zoning Assessor’s Maps.  The plan fails to conform to the minimum front yard setback of 30 ft. vs. the proposed 20 ft. in an A-1 zone (Chapter 200, Section 41 Table of Lot Area, Yards and Height of Structures.   Also, Lot Coverage has been calculated as 13% on the plan.  Note that land not included in lot coverage shall be “landscaped”.  According to Chapter 200, Section 5 and Chapter 200, Section 43, it is not considered the wetland area as “landscaped areas”.
