Members present:  Chair Ethan Berg, (EB); Cliff Snyder, (CS) Robert Fuster Sr. (RF); (RFjr); Ned Douglas, (ND); Shawn Leary Considine, (SLC)
Staff present: Land Use Clerk Peggy Ammendola, (PA)

Donald and Elissa Roy,  225 Kemble Street (Map 3, Parcel 49), Special Permit under Sections 3.3.3 and 7.2.1 to allow an accessory dwelling unit in a pre-existing and nonconforming accessory structure.

Present were Mr. and Mrs. Roy.  Mr. Roy reviewed his application which included a survey, site plan, floor plan and photographs.  The non-conformity relates to not having the required frontage.

A letter of support from Canyon Ranch, Managing Director, Reggie Cooper and dated February 26, 2014 was read into the record.  

RF made a motion to adjourn the public hearing.  ND seconded the motion and the Board voted 5-0 to adjourn.

RF made a motion to approve the request for Special Permits under Section 3.3.3 and Section 7.2.1 to allow an accessory dwelling unit in the barn structure as presented.  ND seconded the motion and the Board voted to approve 5-0.

RF explained to the Roys to file the Notice of Recording, Decision and Affidavit with the Registry of Deeds after the Decision has been filed with the Town Clerk and the appeal period has passed.  

Approve Minutes-February 12, 2014-The minutes were approved by RF, ND, EB and CS.
