Kunzmann Properties, 450 Pittsfield Road (Map 50, Parcel 11). Special Permit or in the alternative a Variance from Sections 5.2.3 General Standards and 5.2.6 – Signs in Commercial and Industrial Districts.  

Making the presentation was Joe Lucas of Graphic Impact Signs.

Mr. Lucas said that after filing the petition, an error was discovered related to the setback of the sign.  A corrected petition was presented at tonight’s hearing.   In the original petition, the setback was given to be 17 feet, but in actuality it should be 12’2”.  The existing sign is only 4 feet from the property line, and although the proposal doesn’t meet the 25 foot setback requirement, the new location is less non-conforming.  

Mr. Lucas said that the new sign at 13 feet tall will have increased visibility and the line of sight will be an improvement for those exiting the property.  He pointed out that a field survey of existing signs along the highway indicates there are many signs which do not meet the setback requirements.  

The Board agreed this application meets the requirements for a Special Permit, not a Variance, and that the error pointed out by Mr. Lucas was insignificant.  

SLC made a motion to grant a Special Permit to permit the free standing sign, which is four feet from the property line, to be moved further back to 12.2 feet from the property line.  RF seconded the motion and the Board voted to approve 5-0.
