Absent with notification was: Kim Reopell-Flynn, KF


6:00 p.m. Minutes:   PA discussed the process of getting the minutes to the members.

6:15 p.m.left" style="text-align:left;">The Board told Mr. Welch that the Zoning Bylaw does not allow what he is proposing, but suggested he speak to the neighbors to find out how they would feel about his plan.  JK also suggested that he speak with the Town Planner, Joellyn Warren, as she was knowledgeable and may have other suggestions for development.  Mr. Welch expressed concern about what is allowed by right and referred to the massive new structure in Lenox Dale. (Map 38-28) He was adamant that he personally would not build what is allowed by right, but if he could not do what he is proposing, the property may be sold, and someone else may do so. 



6:45 p.m. Davis, Barry and Karla, 16 New Lenox Rd., reconstruction of single family home.



Mr. and Mrs. Davis were present to discuss their petition.  They brought photographs of the existing non-conforming home that is in disrepair.  The proposal would be to demolish the existing home, Mrs. Davis’s grandmother’s home, and rebuild.  Their proposal is to build a non-conforming residence also, but it will be less non-conforming. 



The property is zoned C3A.  The Davises are requesting a 35 foot setback in the front and propose to build a larger home of 1968 sf.  The existing home is about 1000 sf. 



JK advised the applicants to discuss their plans with their nearest abutter before going to the Zoning Board.



JK made a motion to recommend to the Zoning Board approval of the petition.  PM seconded the motion, and the Board agreed 4-0.



SS will be writing the letter.
