Planning Board Minutes 10/06/09
Minutes of Meeting – October 6, 2009


The Hudson Planning Board met at the Town Hall, 78 Main Street, Hudson, Massachusetts.  
At 7:30 p.m., Robert D’Amelio called the meeting to order.
Present:        Robert D’Amelio, Rodney Frias, Tom Collins, Dirk Underwood, Charles Freeman, and Jennifer Burke, Planning Director


Planner’s Report

Lauren Heights Update
Present were:   Christopher Yates, Atty at Law
                                
Atty. Yates gave the Board an update from August and September.  He also outlined the following work to be done:

October 7-15 – setting bounds
October13-15 – binder course on Shelly Lane and sidewalks
October15-16 – top coat on Shelly Lane

Ms. Burke stated that she had spoken with Dr. Wong in the Board of Health.  The septic system is still not in compliance.  Atty. Yates stated that money has been spent to fix the problems and that maybe Dr. Wong just has not been informed.  Ms. Burke also noted that the system needs to be turned over to the Homeowner’s Association.  The Board noted that these items need to be taken care of before November 3rd.

The Board would also like a status from all affected departments by its November 3rd meeting including DPW, Conservation, Board of Health and Fire.  If there are still outstanding items by November 3rd the Board will not support the street acceptance.

Rodney Frias recused himself.

Old North Woods
Present were:   Jennifer Thompson
                Tom DiPersio, Jr.
                        
Ms. Thompson explained that nothing had been done due to the market.  She stated that they are in discussions with 2 parties to purchase the subdivision.  If they have a deal they will then come back in for modifications.




Mr. D’Amelio noted that the Board received a memo from Tony Marques regarding the status on Old North Road.  It is critical to the Town that the required work in the public way gets done as soon as possible.  

Ms. Thompson would like some time to come up with a plan regarding this subdivision.  There was some discussion regarding the different options the Board has relative to the extension.

The Board came to the consensus that a short extension would be most beneficial.  However, they noted that any future extensions will be conditioned that the work in Old North Road will be completed prior to other subdivision work beginning and all work in the public way will be bonded as a separate item from the road bond.

Charles Freeman, seconded by Dirk Underwood, made a motion to extend the time to complete the Old North Woods subdivision until February 16, 2010 noting the conditions to be placed on future extensions.

Vote: 4-0-0, with Rodney Frias abstaining

Minutes

Tom Collins, seconded by Rodney Frias, made a motion to accept the minutes of August 18, 2009, as written.

Vote: 5-0-0, Unanimous

Adjournment

Charles Freeman, seconded by Dirk Underwood, moved to adjourn at 8:10 PM.

Vote: 5-0-0, Unanimous
