Planning Board Minutes 01/04/05
Minutes of Meeting— January 4, 2005

The Hudson Planning Board met at the Town Hall, 78 Main Street, Hudson, Massachusetts.  
At 7:30 p.m., Chairman Robert D’Amelio called the meeting to order.
Present:        Robert D’Amelio, Rodney Frias, Peter de Bakker, Dirk Underwood, and Tom Collins

Planner’s Report

Ms. Burke presented a waiver request from Lauren Heights.  They are asking the Board to waive granite curbing throughout the subdivision except at roundings and inlet structures.  In general the DPW prefers that granite curb not be waived.  The Board would like to discuss this with DPW.  No action was taken.

Ms. Burke presented the covenant for Riverside Farms to be signed.  Town Counsel has reviewed the document and revised it to its current form.  The Board signed the covenant.

Oak Ridge Estates

The applicant has sent a letter asking for a continuation until February 2005.  Ms. Burke noted that there was an opening on January 18, 2005.  

Peter de Bakker, seconded by Rodney Frias, moved to continue the public hearing for Oak Ridge Estates until January 18, 2005 at 7:45 p.m.

Vote: 4-0-1, Tom Collins abstaining

ANR/Crump Street
Present:     Michael & Mary Ann Rego

The Applicants presented the ANR plan to the Board.  Currently, they own two non-conforming lots.  They would like to combine lots to make one conforming lot.  The idea is to get one building lot.  The ANR plan provides for adequate frontage.  The Applicants would likely sell their existing home on Hillside Avenue and move to a new house on Crump Street.

The plan shows a right of way for two land locked parcels.  Some Board members expressed a concern that endorsing the plan may affect other parties use of the right of way.  Mr. Rego noted that it is actually a deed access for the land locked parcels.  The land surveyor should not have shown it on the plans.

Ms. Burke noted that regardless of any Board action, if the access is deeded, it could not be removed.

Rodney Frias, seconded by Dirk Underwood, moved to accept the plan entitled “Compiled Plan of Land in Hudson, MA.” Owned by Hillside Realty Trust Michael and Mary Ann Rego of Hudson, MA as drawn by Stephen E. Davis of Hudson, MA dated November 15, 2004 and authorize the Agent to sign.

Vote: 4-0-1, Peter de Bakker abstained

400 Main Street

The applicant has sent a letter asking for a withdrawal without prejudice.

Peter de Bakker, seconded by Rodney Frias, moved to allow the Applicant to withdraw without prejudice.

Vote: 5-0-0, Unanimous

Minutes

Peter de Bakker, seconded by Bob D’Amelio, moved to approve the executive session minutes of December 21, 2004 as written.

Vote: 5-0-0, Unanimous

Peter de Bakker, seconded by Dirk Underwood, moved to approve the minutes of December 21, 2004 as written.

Vote: 5-0-0, Unanimous
