Minutes of Meeting Held on Tuesday, June 19, 2012

New Appraisal for 481 Main Street (Gerwick Property)
Ms. Burke informed the committee members that she and Ms. Ghiloni had met again with Susan Crane from Sudbury Valley Trustees on behalf of Mrs. Gerwick regarding a 14.82 acres portion of her land that she would like to sell to the Town for conservation land. The right of way will be a permanent easement over the Old North Road property for access and easement for a small parking area. SVT would hold the Conservation Restriction.
If the committee is to consider this parcel a new appraisal would be necessary and Ms. Ghiloni did get a price from William Curley Associates for $1,500.00.
Ms. Burke contacted SVT stating that the land owner would need to supply the Town with a new design plan to give to the appraiser.
The committee members reviewed the two plans that were given to them through SVT. Discussion then followed regarding the pros and cons of the parcel, the bigger picture of the Gospel Hill area, paying for this additional appraisal, the fact the parcel is landlocked without the Old North Road property, the contours of the property, SVT holding the CT, etc.
Mr. Durant motioned to pay the $1,500.00 from CPA Administration Funds for an appraisal, with the condition that when they apply for funding to purchase all legal documents regarding the Access Road and Parking Lot Easement to the Town of Hudson in perpetuity, must accompany the Application to CPA.
