Meeting Minutes

The minutes of August 7, 2007 were read and accepted with corrections noted. Sarto requested increasing the petitioner fees by $15.00 dollars to cover the increase in charges for legal notices recently imposed by the Republican newspaper. The Board voted in favor of his request. The petitioner fee charge will be $165.00 dollars. The Town Secretary requested that we e-mail legal notices to the Republican. Apparently the Republican has difficulty reading/interpreting our forms. Sarto will give each Board member an e-mail format to follow.

7:30PM          Jeffrey Flannery and Johanna Flannery
                Non-scheduled meeting.

Mr. Flannery returned to the Board to discuss a side setback issue and building height problem identified by Jack Keough. The Board explained its position based on the site review. Mr. Flannery presented drawings constructed by Green Hill Engineering to accommodate the 2’3” side setback issue. The building height will remain at 28”. The Board recommends a 3’ indent on the left side (south) of the proposed house addition to ensure compliance with setback requirements. Mr. Flannery will return with detailed drawings.

Mark Farrell of Green Hill Engineering presented a flood plan drawing showing a flood elevation level based on a 100-year storm. The house will be raised about 4’ above the existing grade to meet a survey benchmark elevation of 691’ for the first floor level, The maximum height of the house will be 25’ as measured from present ground level. The house footprint remains the same. The maximum length will be 48’ inclusive with the porch addition on the front. The 14’5’’ x 6’5” attached shed will be preserved along the NE side of the house. Voting in favor of the project to be built as described were Sarto Caron, Ray Korny, Don Beal, Ron Seaburg, and Todd Mayo.

Mr. Peters explained that the proposed second floor would not extend beyond the chimney width on the Pine Tree Lane side of the house (191/2”), and no more than 31” on the reservoir side. The height of the house will be no more than 28’. Voting in favor of the project as described were Sarto Caron, Don Beal, Ray Korny, Ron Seaburg, and Todd Mayo.

Attending with the Walkers were engineer, Mark Farrell, and architect, Vicky McCourt. After a short discussion the Board approved the project. Voting in favor of the project to be constructed as presented were Sarto Caron, Don Beal, Ray Korny, Ron Seaburg, and Todd Mayo.

The meeting was adjourned at 9:00 PM
