ZONING BOARD OF APPEALS
HEARING

ROBERT & NANCY KIELINEN                                                                                   V 1109

The Zoning Board of Appeals held a public hearing on December 8, 2011 at 7:00 p.m. in the Selectmens Room of the Starbard Building, 1204 Main Street, Holden, MA on the Petition of Robert & Nancy Kielinen for property located at 17 Birch Hill Road for a VARIANCE for relief from front setback requirements for the construction of a farmers porch.

Members in attendance:  R. Spakauskas, S. Annunziata, R. Fraser, F. Lonardo and R. Butler.

The Chairman called the meeting to order.  Since there were no objections, the reading of the legal notice, list of abutters, application and Findings of Fact were waived.

Mr. Michael George, contractor for the applicant and their representative, addressed the Board.  The Kielinens have contracted Mr. George to build a farmers porch for them.  However, it will intrude into the setback requirements and, therefore, resulting in their request for a variance.  The porch will enhance the appearance of the home and will fit in with the neighborhood.

Referring to the plan submitted to the Board, R. Spakauskas asked for confirmation that the distance from the southeast corner of the farmers porch to the lot line is 24.1 feet.

Since there were no further comments or questions, the public hearing was closed at 7:25 p.m.

The Board voted unanimously to approve the variance request with the following condition:  1)  Both corners of the porch must be staked by a registered land surveyor.  The southeast corner at 24 feet, one inch +/- one foot and the southwest corner no closer than 10 feet to the side lot line.
