Planning Board Meeting Minutes
February 13, 2007

7:30 PM the Planning Board meeting was called to order.
DISCUSSION OF WESTMINSTER PLACE PROGRESS REPORT: Donald Seaberg, Benchmark Engineering, informed the Board the trees on Newell Road were taken down on February 6, 2007. The Light Department superintendent informed P. Harding that the work will be scheduled in the near future. More specific dates will be provided shortly. M. Flagg felt confident the work would be completed prior to the March deadline.
D. Seaberg made a commitment to remove the dirt berm as soon as weather permits.
QUESTIONS ON CHAPTER 40R: The applicant for the 40R project was unable to attend the February 13, 2007, meeting and has been place on the agenda for February 27, 2007.
ZONING RECOMMENDATIONS – Variance for Signage – Woodmeister Industrial Drive: The applicant is applying to the Zoning Board for relief from the sign by law for length and number of signs. W. Ritter motioned for no planning significance. R. Ricker seconded. All in favor.
UPDATE ON MASTER PLAN: The Master Plan Committee will be meeting on February 15th to discuss the concepts of 40R, and if the regulations meet any identified goals of the twenty year master plan. Drafts of all elements are now available on the web site www.holdentomorrow.net. C. Prager voiced her concern regarding DHCD administering the regulations. The Board was also concerned if the property changed ownership, and the regulating of density that a Chapter 40R permits.
SIGNATURE OF MYLAR – HILL WOODS: The appeal period for Hill Woods has expired and the mylars were signed by the Board.
BULLARD ESTATES: The applicant did not record the original mylars of the subdivision and a new set was signed by the Board.

favor.
January 23, 2007: W. Ritter motioned to approve. R. Ricker seconded. All in
favor.
OTHER BUSINESS:
WalGreens: C. Stanovich stated that abutters of the proposed WalGreens on the intersection of Laurelwood Lane have a letter of concerns regarding neighborhood impact. P Harding stated that it wold be beneficial to receive the letter as soon as possible so the applicant may be informed and possibly address items prior to the submission.
Boards Goals for 2007: Board members should think of other goals for the year, a few
items will be discussed at each meeting, schedule permitting.

Review of merging lanes near on Main Street Hess and Sunnyside
Jefferson Mills will be invited back before the Board
