2005 Property Assessments Increase
As a requirement by the State of New Hampshire, Department of Revenue Administration, the Town of Greenfield has contracted Avitar Associates of New England to statistically update the assessments of all properties in Greenfield for tax purposes. RSA 75:1 requires the selectboard to maintain all property assessments at their fair and true value. Therefore, the goal of the recent work has been to equitably assess all properties at market value as of April 1, 2005. Recent property transfers in Greenfield were used as the foundation for establishing these new values, and will be implemented for the December 2005 tax bills. Please remember that the current tax rate will be adjusted as a result of this update. On average, property assessments increased by approximately 42.93% as a result of this statistical update.

The Selectmen, in conjunction with the Department of Revenue Administration will also establish a new tax rate for the December tax bills. This rate will be based on the total of the newly established property values and all appropriations approved at the last town, school and county meetings, less anticipated revenues.

If you are aggrieved by your revised assessment or have proof that your property is disproportionately assessed, you may apply for an abatement with the Town of Greenfield no later than March 1, 2006. Abatement applications can be downloaded on the web at www.nh.gov/btla under forms and applications or they may be obtained from the Town Office.

2005 tax rate is $16.50 per 1,000.

The 2005 equalized rate is at 100%.
