Present: MSteere, BMarshall, KO’Connell, GMorris for the PB. Jennifer McCourt of McCourt Engineering and Cindy Davenport (owner.)

Site walk begins. JMcCourt illustrates the entrance way width. Dating back to 1933 there is an easement on the south side of the lot. The plan is to pave the entrance way but will try to maintain the existing line. MSteere asks about the state right of way and the telephone pole at the entrance way appears to be in the right of way. The easement is not clear between Griffing and Davenport properties. PDavenport will be speaking to the Griffings about the easement. The plan is for a 24-foot wide, 2-way travel way. Edge of pavement will come approximately to the same distance of the back corner of the Griffing house. The aisles will be approximately 20-feet wide and are large enough for 2-way traffic. GMorris makes some suggestions regarding traffic pattern. MSteere suggests
the PB asks the Davenports to re-address the PB with the traffic pattern at a later date (once construction has begun.) BMarshall asks about slope. JMcCourt states it is approximately 5% grade. Power will be run underground. The building will be about 1/3 taller than at present. The drain at the lower end will be relocated and replaced. The plan is to cut and fill some of the swale on the south end approximately mid-parking lot. The PB talks about a drain that may have been buried in the past. JMcCourt assures that when excavation begins, if an additional drain is found, it will be tied back into the drainage system. GRainer arrives at 6:20pm. Telephone pole lighting in the middle of the parking lot today, will be removed. New lighting will be located to edge of pavement. Directional parking lot lighting to control any light pollution for the neighbors will be utilized. JMcCourt illustrates the new
dumpster location in relation to the addition plans. The PB discusses potential options for the dumpster location. MSteere asks where the propane tanks, for the store use, are going to be located. JMcCourt states that they will likely stay where they are presently. JMcCourt illustrates where the building will be expanded on the west side and where the landscaped island will be located. The new edge of pavement will be approximately where the gas pumps are presently located. The plantings will be in the state right of way. The state has tentatively approved this plan. GMorris asks about handicapped parking. Handicap parking will be van sized and located at the front (street side) of the store. All gas tanks and pumps are scheduled to be removed however the schedule dates have slipped a few times. KO’Connell would like to continue to look into and pursue the state DOT putting in a crosswalk. MSteere would
like to ask the town to supply pipe to replace the exisiting drainage pipe into the drainage area (town owned) if the Davenports would consider adding this into their construction plans. JMcCourt agrees to speak with PDavenport about this first. JMcCourt asks about the next meeting with the PB and will supply updated information and plats at that time. There is no further discussion.
