ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, February 22, 2016 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
1) Michael and Kathleen McHale for 4 Area Variances associated with the proposed construction of a new detached 26' x 24' garage with a 26' x 6' open overhang (780s/f) to replace the existing detached garage at 10 Hill Street, Alplaus, NY 12008. The property is located between Hill Street and Bruce Drive and is considered a through lot, having two front yards. The tax ID number is 23.18-1-14 and is in the Suburban Residential Zoning District.
a) 270-9, C: No permitted accessory structure shall be located in any front yard. The applicant is seeking total relief for the front yard of Bruce Drive.
b) 270-9, G (2): All accessory structures 280 to 576 s/f must be located a minimum of 10' from the side and rear lot lines. A 5' side yard setback is proposed, therefore the applicant is seeking a variance of 5'.
c) 270-9, G (2): The maximum s/f for an accessory structure in the SR district is 576 s/f. The new structure will be 780 s/f, therefore, the applicant is seeking a 204 s/f variance.
d) 270-9, G (4): Total square footage of all accessory structures on the lot may not exceed 75% of the footprint of the dwelling. 75% footprint of the dwelling is 562 s/f, therefore the applicant is seeking a variance of 218 s/f.
2) Application to the ZBA by Todd Bush for an Appeal to the Building Inspector's Decision - Use of 654 Saratoga Road as a Nightclub. The ZBA will discuss this application and set a date for the public hearing for a future meeting.
