TOWN OF GLENVILLE
ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, December 22, 2014 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of Jerold Palma, 18 Lorelei Lane, Glenville, NY 12302 for an Area Variance that will allow for a 12' x 12' gazebo to remain in the front yard of Robinson Road approximately 4' from the front lot line. The property is a corner lot located in the Suburban Residential Zoning District and is identified on tax map 22.14-1-30.
In accordance with the Codes of the Town of Glenville 270-9, C: No permitted accessory building shall be located in any front yard. The applicant is seeking total relief from the ordinance.
Application of Jerold Palma, 18 Lorelei Lane,, Glenville, NY 12302 for an Area Variance that will allow for a 6' high stockade fence to remain in the front yard of Robinson Road on the front lot line of Robinson Road. The property is a corner lot located in the Suburban Residential Zoning District and is identified on tax map 22.14-1-30.
In accordance with the Codes of the Town of Glenville 270-52, B, 2: Fences on residential properties will not exceed four feet in height in the front yard, including along side lot lines to the front of the front plan of the dwelling. The applicant is seeking a variance of 2' for the height of the fence.
Application of Amedore Land Development, 1900 Western Ave., Albany, NY 12203 for 3 Area Variances associated with a major subdivision proposal located between the Glen Oaks and Indian Hills developments. Said property is located in the Suburban Residential and Land Conservation zoning districts and is identified on tax map 30.5-1-35.111.
In accordance with the Codes of the Town of Glenville 270-Attachment 1 - Dimensional Regulations, the minimum lot frontage for lots with sewer shall be 100'. The applicant is requesting the following 1 variance for reduced lot frontage:
Lot 37, frontage is 94.57' - variance request of 5.43'
And,
In accordance with the Codes of the Town of Glenville 270-Attachment 1 - Dimensional Regulations, the minimum lot size for corner lots in the SR zoning district with sewer is 22,500 s/f. The applicant is requesting the following 2 variances for reduced lot area:
Lot 37, lot area is 16,613 s/f - variance request of 5,887 s/f
Lot 20, lot area is 18,397 s/f - variance request of 4,103 s/f
Continued items from the November meeting:
Application of Amedore Land Development for Area Variances. The applicant has reduced the number of variances from 25 to 17 (not including the additional 3 as listed above) by eliminating 2 lots (#99 and #71) and by reconfiguring/shifting other lot lines.
In summary they eliminated or modified the following:
Lot 105 - The frontage on lots 100-104 were modified and the frontage on 105 was increased to 100' along Road 1.
Lot 99 - Lot 99 was eliminated the area was split between lot 98 and 97.
Lot 97 - With the additional area from Lot 99, the average lot depth was increased to be compliant
Lot 71 - Lot 71 was eliminated and the area was split between lots 72 and 73
Lot 72 - With the additional area from Lot 71, the average lot depth was increased to be compliant
Lot 73 - With the additional area from Lot 71, the average lot depth was increased to be compliant
Lot 50 - The rear lot line was adjusted to increase the average lot depth.
Lot 17 - The stormwater management area adjacent to lot 19 has been designed. It allowed additional frontage along 17-19 which has been included on the corner of lot 17 making the lot compliant.
Application of Ray Sign on behalf of Thomas Pai for two sign variances at 126 Saratoga Road.
