The Town of Glenville Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 to hear all persons interested in the following applications.
Application of Marty McDonald, 17 Jane Drive, Glenville, NY 12302 for an Area Variance that will allow for the construction of a new 7'6" x 23'10" covered front porch 24' from the front property line. Said property is located in the Suburban Residential Zoning District and is identified on tax map: 16.13-4-4.
In accordance with the Codes of the Town of Glenville 270-Attachment 1: the minimum front yard setback shall be 30'. The applicant proposes a 24' setback and is therefore seeking a variance of 6'.
Application of Capitaland Realty LLC, 37 Saratoga Road, Glenville, NY 12302, for a Conditional Use Permit that will allow for the construction of a new 15,825 s/f auto dealership (excluding auto body work) and associated parking and site development at property immediately adjacent to the north of Capitaland Subaru (formerly 41, 43 & 47 Saratoga Rd). Said properties are zoned General Business and are identified on tax maps: 30.6-1-9, 30.6-1-8, 30.6-1-7 & 30.6-1-6. These lots will be combined into one lot as part of this project.
In accordance with the Codes of the Town of Glenville 270-19, D - Automobile dealerships are permitted by Conditional Use Permit.
Application of Capitaland Realty LLC, 37 Saratoga Road, Glenville, NY 12302 for an Area Variance that will allow for the elimination of required interior landscape islands within the parking lot for a new auto dealership. Said properties are zoned General Business and are identified on tax maps: 30.6-1-9, 30.6-1-8, 30.6-1-7 & 30.6-1-6. These lots will be combined into one lot as part of this project.
In accordance with the Codes of the Town of Glenville 270-141, C, 2: Parking lots with 20 or more spaces are to be subdivided by internal landscape islands. Landscape islands are to be equally distributed for a maximum environmental and visual effect, with not less than one island for every 10 parking spaces. Each landscape island should contain at least one medium or large shade tree. The development plan calls for a total of 385 parking spaces, which requires a minimum of 39 landscape islands. The applicant has proposed no islands and is therefore requesting a variance of 39 landscape islands.
