The Town of Glenville Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 to hear all persons interested in the following applications.
Application of Neil & Audra Muscatiello, 46 Pine Street, Scotia, NY 12302 for an Area Variance that will allow for the construction of a new single family dwelling at 3718 West Glenville Road, Amsterdam, NY 12010 to be located 58' from the front lot line. Property is identified on tax map 3.-1-16.212 and is in the Rural Residential/Agricultural zoning district.
270-Attachment 1: Dimensional Regulations- minimum front setback in the RRA district is 75'. A 58' front setback is proposed therefore the applicant seeks a 17' variance.
Application of David & Lisa Ferretti, 128 Van Buren Road, Glenville, NY 12302 for an Area Variance that will allow for the construction of a 15' x 18' addition to the East side of the dwelling to be located 25' from the rear lot line. Property is identified on tax map 22.6-5-30 and is in the Suburban Residential zoning district.
270-Attachment 1: Dimensional Regulations- minimum rear setback in the SR district is 35'. A 25' rear setback is proposed therefore the applicant seeks a 10' variance.
Application of Stephen Kuczek, 4 Stephen Road, Glenville, NY 12302 for an Area Variance that will allow for the construction of a 12' x 18' addition to the South side of the dwelling to be located 12" from the side lot line. Property is identified on tax map 16.5-2-10 and is in the Suburban Residential zoning district.
270-Attachment 1: Dimensional Regulations - minimum side setback in the SR district is 15'. A 12' side setback is proposed therefore the applicant seeks a 3' variance.
Application of Eugene & Melissa Fitzpatrick, 526 Riverside Avenue, Glenville, NY 12302 for an Area Variance that will allow for the placement of a 6' high fence in the front yard of So. Holmes Street. Property is identified on tax map 38.7-5-47 and is in the Suburban Residential zoning district.
270-52,B,2: Fences,Residential Uses - fences will not exceed 4' high in the front yard. A 6' high fence is proposed therefore the applicant seeks a 2' variance.
Application of Starfire Systems, 2165 Technology Drive, Schenectady, NY 12308 for a Conditional Use Permit to allow for an R&D polymer production and prototype development facility to be located at 8 Sarnowski Drive, Glenville, NY. Property is identified on tax map 30.19-1-9 and is in the Research/Development/Technology zoning district.
270-20,D,1: Uses Permitted, Research, Development and Technology District - Research and development facilities are permitted by Conditional Use Permit.
Application of Hampton Run Apartment, 20 Corporate Woods Blvd., 5th Flr., Albany, NY 12211 for Two Sign Variances that will allow for the temporary placement of a 20 s/f off-premise advertising sign for Hampton Run II apartments to be located at the entrance of Hampton Run Apartments, 14 Glenridge Road, Glenville NY 12302. Property that the sign is requested to be placed at is identified on tax map 22.11-4-20.1 and is located in the General Business zoning district within the Town Center Overlay District.
270-68,D: Signs, General provisions and prohibitions - No new off-premise advertising signs will be permitted. The applicant seeks to place an off premise sign to advertise new apartments and is therefore seeking total relief from the ordinance.
270-70,B,1,b: Specifications, Temporary Signs, "Grand Opening/Coming Soon/Anticipated Occupancy" - will not be operative for more than 45 days prior to the opening or five days after the opening or completion of construction. The applicant seeks to have the sign in place 3 months prior to the opening and 3 months after completion of construction.
Application of Glenwyck Development, LLC, One Park Place, Albany, NY 12205 for Two Area Variances that will allow for the temporary placement of a 32 s/f opening soon sign for the Meadows at Glenwyck, 150 Dutch Meadows Lane, Glenville, NY 12302. Property is identified on tax map 30.-1-24.41 and is located in the Multi-Family Residential zoning district.
270-71,B,1,a: Specifications, Temporary Signs, "Grand Opening/Coming Soon/Anticipated Occupancy" - will not exceed 20 s/f in size. The applicant would like to keep a sign in place that is 32 s/f and is seeking a variance of 12 s/f.
270-71,B,1,b: Specifications, Temporary Signs, "Grand Opening/Coming Soon/Anticipated Occupancy" - will not be operative for more than 45 days prior to the opening or five days after the opening or completion of construction. The applicant is seeking to have the sign in place for an additional 6 months.
