TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, June 23, 2014 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Scott D. & Coleen B. Stevens for an Area Variance that will allow the construction of a new single family dwelling at 1434 Waters Road, Glenville, NY 12302 that already has a dwelling located on it.  The applicants are requesting that the existing dwelling remain until the new dwelling is complete.   The "old" dwelling will then be removed from the site.  Said property is located in a Rural Residential and Agricultural Zoning District and is identified on tax map 6.-2-19.
        In accordance with the Codes of the Town of Glenville 270-6: Number of dwellings on lot.  Not more than one detached single-family or two-family dwelling shall be located on a lot.

Application of Two Guyz Realty, LLC, Mohawk Honda 175 Freemans Bridge Road, Glenville, NY  12302 for an Area Variance that will allow for the creation of a new lot that will be substandard in lot area.  The proposal would cut off the rear portion of 436 Ballston Road, lands of Hummer, leaving 31,334 s/f for the new lot.  The rear portion would be combined with the Mohawk Honda property.  Said property is located in the General Business Zoning District and is identified on tax map 30.10-2-10.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 the minimum lot size in the General Business Zoning District is 40,000 s/f.  Therefore the applicant is seeking a variance of 8,666 s/f.

        Application of Two Guyz Realty, LLC,  Mohawk Honda 175 Freemans Bridge Road, Glenville NY 12302 for a Conditional Use Permit that will allow the construction of a parking lot containing 113 new spaces and associated utilities on a 43,410 s/f piece of property to be purchased from 436 Ballston Road, lands of Hummer.  Said property is located in the General Business Zoning District and is identified on tax map 30.10-2-10 (to be combined with 30.10-2-12.11).
        In accordance with the Codes of the Town of Glenville 270-126 any expansion of an existing Conditional Use Permit is subject to a new review.

        Application of Two Guyz Realty, LLC, Mohawk Honda 175 Freemans Bridge Road, Glenville, NY 12302 for 6 Area Variances associated with the expansion of their existing parking lot for Mohawk Honda.  Said property is located in the General Business Zoning District and is identified on tax map 30.10-2-10 (to be combined with 30.10-2-12.11).
        In accordance with the Codes of the Town of Glenville:
        #1)  270-73,C,4:  The minimum setback for a parking lot to a residential use is 40'.  26'8" along the west side is proposed therefore the applicant is seeking a 13'2" variance.
        #2)  270-73,C,4:  The minimum setback for a parking lot to a residential use is 40'.  25'2" along the south side is proposed therefore the applicant is seeking a 14'8" variance.
        #3)  270-73,B,1:  The minimum size for all parking spaces is 9'6" x 18'.  8' x 18' spaces are proposed for the new 113 spaces therefore the applicant is seeking a 1'6" variance for the width of the spaces.
        #4)  270-140,C,2:  Internal landscape islands are required for all parking areas with 20 or more spaces.  1 island is required for every 10 spaces therefore 12 spaces are required.  0 are proposed therefore the applicant is seeking total relief from this section of the ordinance.
        #5)  270-141,C,3:  6" curbing/curb stops are required between parking areas and storm water/landscape areas.  0 are proposed therefore the applicant is seeking total relief (approx.. 384 l/f) from this section of the ordinance.
        #6)  270-141,B,1:  A minimum of 35% of the site must be greenspace.  33% is proposed therefore the applicant is seeking a variance of 2%.
