ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, February 24, 2014 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of Auto Solutions, 78 Freemans Bridge Road, Glenville, NY 12302 for revisions to their Conditional Use Permit which was approved by the ZBA on 6/24/13. This proposal calls for an 870 sq. ft. expansion to the previously proposed and approved 10,200 sq. ft. automotive repair building. Two proposed parking spaces would be eliminated to accommodate the expansion. Said property is located in the General Business Zoning District and is identified on tax map(s): 30.15-1-5.1 & 30.15-1-4 (lots are to be combined).
Application of Steve Hoffman, 641 Saratoga Road, Glenville, NY 12302 for 3 Area Variances related to a project to redevelop the prior car wash facility into a 3-unit multi-family site. Said property is located in the General Business Zoning District and is identified on tax map 16.5-3-9.
In accordance with the Codes of the Town of Glenville the following variances area requested:
1) 270-44 (A)(2): A minimum lot size of three acres is required for all multifamily developments. The lot size at this site is 2 acres; therefore the applicant is seeking a 1 acre minimum lot size variance.
2) 270-44 (A)(6): No building or structure will be located closer than 40 feet to any side or rear property line. The building, although existing however is proposed for a new use, is located 7’ 6” from the northern side lot line. Therefore the applicant is seeking a side lot line variance of 32’ 6”.
3) 270-73 (C)(4): A parking lot serving a multifamily use may not be located any closer than 40’ to the property line of a single or two-family dwelling. The applicant is proposing a parking area 7’ 6” from the northern side lot line. The property to the north is a single family dwelling; therefore the applicant is seeking 32’ 6” parking set back variance.
