TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, October 28, 2013  at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Richard Betts, 12 Iris Ave, South Glens Falls, NY  12803 for a Conditional Use Permit that will allow for the construction of a duplex dwelling at 491/493 Vley Road, Glenville NY 12302.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 29.11-2-4.11.
        In accordance with the Codes of the Town of Glenville 270-15 (D) Two family dwellings are permitted by Conditional Use Permit.

        Application of Thomas Siatkowski, 84 Snake Hill Road, Glenville, NY  12302 for Two Area Variances that will allow for the construction of a new 32’ x 36’ detached garage with a 20’ x 32’ second story storage area.  The total square footage of the proposed garage is 1,792 s/f (1,152 s/f – 1st floor and 640 s/f – 2nd floor).  The garage will also have a mean height of 20’.  Said property is located in the Rural Residential and Agricultural Zoning District and is identified on tax map:  14.-4-18.
        In accordance with the Codes of the Town of Glenville 270- 9 (D) No accessory structure shall exceed 15’ in (mean) height; therefore the applicant is seeking a height variance of 5’. And  270- 9 (F)(2):  the maximum size of an accessory structure in the RRA District shall be 1,200 s/f therefore the applicant is seeking a variance of 595 s/f.  


        Application of Bret Buchalaski, 3 Birchknoll Drive, Glenville, NY  12302 for Two Area Variances that will allow for the construction of a new 24’ x 24’ detached garage with a 15’ x 24’ second story storage area.  The total square footage of the proposed garage is 960 s/f (560 s/f -1st floor and 384 s/f – 2nd floor).  The garage will also have a mean height of 16’.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 30.9-2-43.
        In accordance with the Codes of the Town of Glenville 270- 9 (D) No accessory structure shall exceed 15’ in (mean) height, therefore the applicant is seeking a height variance of 1’. And  270- 9 (G)(2):  the maximum size of an accessory structure in the SR District shall be 576 s/f therefore the applicant is seeking a variance of 384 s/f.  
        

        Application of Michael Skorny, 15 Schlensker Drive, Glenville, NY  12302 for an Area Variance that will allow for the construction of a new 26’ x 30’ (780 s/f) detached garage.  Said property is located in the Suburban Residential Zoning District and is identified on tax map  15.1-14.
        In accordance with the Codes of the Town of Glenville 270-9 (G)(2): the maximum size of an accessory structure shall be 576 s/f.  Therefore the applicant is seeking a 204 s/f variance.

        Application of Stewarts Shops Corp., PO Box 435, Saratoga Springs, NY  12866 for a Sign Variance for 411 Ballston Road, Glenville, NY  12302.  The project includes a new 19 s/f  ground sign along Swaggertown Road (sign 2).  Said property is located in the General Business Zoning District and is identified on tax map 30.1-1-23.
        In accordance with the Codes of the Town of Glenville 270-70 (B)(2):  The minimum clearance for ground signs shall be 3’.  The proposal calls for a 4’ clearance.  Therefore the applicant is seeking a 1’ variance.

Application of Stewarts Shops Corp., PO Box 435, Saratoga Springs, NY  12866 for 5 Sign Variances for 411 Ballston Road, Glenville, NY  12302.  The project includes replacement of the existing pole sign along Ballston Road with a new 80 s/f pole sign (sign 1), and the addition of a new 19 s/f  ground sign along Swaggertown Road (sign 2).  Said property is located in the General Business Zoning District and is identified on tax map 30.1-1-23.   In accordance with the Codes of the Town of Glenville the following sign variances are required:

Sign 1 (pole sign along Ballston Rd)
1)      270-69, E, 1:  Maximum square footage for a pole sign is 75 s/f.  The applicant is proposing a pole sign with 80 s/f of signage space.  Therefore, they are seeking a variance of 5 s/f.
2)      This variance request has been withdrawn by applicant:  270-70, C, 4:  Clearance for a pole sign shall not be less than 10’.  The applicant proposes a clearance of 4’ 6”.  A variance to decrease this to 7’ 6” was granted by the ZBA in 2006.  Therefore, they are seeking to modify the approval by an additional 3’ for an overall variance of 5’ 6”.

3)      270-69, E, 1:  The maximum number of ground and/or pole signs on the property is 1.  The applicant is proposing a second sign on the property.  Therefore they are seeking a variance to allow one additional 19 s/f ground sign along Swaggertown Road.

Overall Signage
4)      270-69, E, 2:  Maximum square footage of all signs on the property shall not exceed 150 s/f.  The applicant proposes a total of 181 s/f of total signage.  Therefore, they are seeking a variance of 31 s/f.
