TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, June 24, 2013 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Roger Halbfinger, 38 Onderdonk Road, Glenville, NY  12302 for 3 Area Variances that will allow for the construction of a new 48’ x 40’ detached garage with an average height of 17’.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 15.-1-9.
        In accordance with the Codes of the Town of Glenville the following variances are requested:
270-9, D: No accessory building or structure shall exceed 15 feet in height in a residential zoning district.  Therefore, the applicant is seeking a height variance of 2’.
270-9, G, 2: 576 s/f is the maximum size of an accessory structure in the SR zoning district.  Therefore, the applicant is seeking a variance of 1,344 s/f.
270-9, G, 4:  The combined footprint of all accessory structures may not exceed 75% of the footprint of the dwelling.  Therefore, the applicant is seeking a variance of 1,233 s/f.

        Application of D.F. Chase, Inc. 3001 Armory Drive, Suite 200, Nashville, TN 37204 for a Conditional Use Permit for property located on 7th Street in the Glenville Business and Technology Park that will allow for the construction of a new trucking terminal.  Phase I of the project involves a 31,760 sq. ft. terminal housing 74 doors, a 5,280 sq. ft. office, and parking for 279 vehicles, including tractors, trailers, and cars.  Phase II would involve a 9,400 sq. ft. addition to the terminal, including 20 new doors.  Said property is located in the Research/Development/Technology Zoning District and is identified on tax maps 29.-3-16.114 and a portion of 29.-3-16.41.
        In accordance with the Codes of the Town of Glenville, freight and trucking terminals are permitted in the RDT Zoning District by Conditional Use Permit.

        Application of D.F. Chase, Inc. 3001 Armory Drive, Suite 200, Nashville, TN 37204 for 2 Area Variances for property located on 7th Street in the Glenville Business and Technology Park.  Said property is located in the Research/Development/Technology Zoning District and is identified on tax maps 29.-3-16.114 and a portion of 29.-3-16.41.
        In accordance with the Codes of the Town of Glenville the following variances are requested:
270-141, B, 1:  A minimum of 35% green space is required.  The applicant is seeking a variance of 13%.
270-141, C, 2:  1 internal landscape island for every 10 spaces is required.  The applicant is seeking a variance of 27 landscape islands.

        Application of Scotia Industrial Park, Inc., 695 Rotterdam Industrial Park, Schenectady NY  12306 for a Conditional Use Permit  to establish a contractor’s yard on the northeast corner of 7th Street and B Street in the Glenville Business and Technology Park, between the 200 and 400 series’ buildings, and just west of the power lines.  Said property is zoned Research/Development/Technology and is identified on tax map 29.-3-16.41.
        In accordance with the Codes of the Town of Glenville contractors yards are permitted in the RDT Zoning District by Conditional Use Permit.
