TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, February 25, 2013 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Brandon C. Fogg, 96 Kingsbury Road, Burnt Hills, NY  12027 for an Area Variance that will allow for the applicant to proceed with a two lot subdivision which will create a lot with substandard lot frontage.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 10.17-7-2.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 – the minimum lot frontage in the Suburban Residential Zoning District w/o sewer for a single-family dwelling is 120’.  The applicant is proposing to create a new lot with 40’ of frontage.  Therefore he is seeking an 80’ lot frontage variance.


        Application of Richard A. Sanderson Sr., PO Box 419, Altamont, NY  12009 acting on behalf of Stuart & Ann Fass, 103 Main Street, Altamont, NY  12009 who are the current owners of 13 Ridgewood Lane, Glenville, NY  12302 for Two Area Variances that will allow for the construction of a new 25’ x 13’4” attached garage11’8” from the side lot line and 27’ from the front lot line.  The applicant is also proposing a new front porch 26’ from the front lot line.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 22.15-2-37.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 – the minimum front setback is 30’.  The applicant is seeking a front yard setback variance of 3’ for the garage and 4’ for the front porch.   Also, Codes of the Town of Glenville 270-Attachment 1 – the minimum side setback is 15’.  The applicant is seeking a side yard setback variance of 3’ 4” for the attached garage.


        Application of Christian Greene, 810 7th Ave 10th Fl., New York, NY  10019 acting on behalf of RD Management Corp who is the current owner of 10 Glenridge Road, Glenville, Units 1&2, NY  12302  for Three Sign Variances for their tenant for Vision Works.  Said property is located in the General Business and Town Center Overlay Districts and is identified on tax map:  22.11-4-15.121.
        In accordance with the Codes of the Town of Glenville the following variances are being sought:
        Variance #1: 270-133-I-5-a-2: signs shall be made of wood, simulated wood, or composite materials, or carved and or sandblasted and finished with gold leaf or paint stains.  The signs proposed are made of aluminum.  Therefore, the applicant is seeking total relief from this section of the code.
        Variance #2:  270-69-D-2-a:  One wall sign not to exceed 2 s/f per lineal foot of store frontage is permitted.  The store frontage is 40 feet which permits 1 wall sign up to 80 s/f is size.  2 wall signs totaling 108 s/f in size are proposed.  Therefore, the applicant is seeking a variance for 1 additional wall sign and to exceed the maximum allowable s/f of wall signage by 28 s/f.
        Variance #3:  270-68-A:  No more than 2 external signs displaying the business name shall be allowed.  A total of 3 signs are proposed.  2 wall signs and 1 on the monument sign located at the Target property, 202 Saratoga Road.  Therefore the applicant is seeking a variance of 1 additional sign advertising the business name.


        Application of Christian Greene, 810 7th Ave 10th Fl., New York, NY  10019 acting on behalf of RD Management Corp who is the current owner of 10 Glenridge Road, Unit 3, Glenville, NY  12302  for Three Sign Variances for their tenant Sleepy’s.  Said property is located in the General Business and Town Center Overlay Districts and is identified on tax map:  22.11-4-15.121.
        In accordance with the Codes of the Town of Glenville the following variances are being sought:
        Variance #1: 270-133-I-5-a-2: signs shall be made of wood, simulated wood, or composite materials, or carved and or sandblasted and finished with gold leaf or paint stains.  The signs proposed are made of aluminum.  Therefore, the applicant is seeking total relief from this section of the code.
        Variance #2:  270-69-D-2-a:  One wall sign not to exceed 2 s/f per lineal foot of store frontage is permitted.  The store frontage is 46 feet which permits 1 wall sign up to 92 s/f is size.  2 wall signs totaling 204 s/f in size are proposed.  Therefore, the applicant is seeking a variance for 1 additional wall sign and to exceed the maximum allowable s/f of wall signage by 112 s/f.
        Variance #3:  270-68-A:  No more than 2 external signs displaying the business name shall be allowed.  A total of 3 signs are proposed.  2 wall signs and 1 on the monument sign located at the Target property, 202 Saratoga Road.  Therefore the applicant is seeking a variance of 1 additional sign advertising the business name.

        Application of Glenwyck Development LLC, One Park Place, Suite 204, Albany, NY  12205 for an Area Variance that would allow for the applicant to proceed with the construction of a 110-unit independent living senior apartment building located on Dutch Meadows Lane, just west of the Horstman Creek.  This building is part of a larger development plan.  Said property is located in the Multi-Family Zoning District and is identified on tax map 30.-1-24.41
        In accordance with the Codes of the Town of Glenville 270-44-B-(6): No more than 32 dwelling units will be permitted within any apartment building occupied exclusively by senior citizens.  The applicant has proposed a 110-unit senior apartment building; therefore they are seeking a variance of 78 units.
