ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, June 25, 2012 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of Karen Swain, 514 South Holmes Street, Glenville, NY 12302 for Two Area Variances that would allow for the placement of a new 24’ (452 s/f) round above ground swimming pool and a 600 s/f deck in the rear yard. Said property is located in the Suburban Residential Zoning District and is identified on tax map 38.11-2-21.
In accordance with the Codes of the Town of Glenville 270-9 (G)(4): The combined footprint of all accessory structures may not exceed 75% of the footprint of the dwelling. 75% footprint of the dwelling is 666 s/f. The total of existing (1,284) and proposed (1,052 s/f) accessory structures is 2,336 s/f. Therefore, the applicant is seeking a variance of 1,670 s/f. And 270-9 (G)(3): No more than 20% of the lot may be covered by accessory structures. 20% of the lot is 2,240 s/f. Therefore the applicant is seeking a variance of 96 s/f.
Application of Uriah Corp, 41 New Road, East Greenbush, NY 12061 on behalf of Ejaz Ahmad, current property owner, for a Conditional Use Permit that would allow for the construction of a new two story 2,800 s/f (1,400 s/f each unit) duplex dwelling at 24 Worden Road, Glenville, NY 12302. Said property is located in the Suburban Residential Zoning District and is identified on tax map: 30.6-1-18.2.
In accordance with the Codes of the Town of Glenville 270-15: Two-family dwellings are permitted in the Suburban Residential Zoning District by Conditional Use Permit.
Application of Sitterly Road Realty LLC, c/o Stephen Weekes, 541 Clifton Park Center Road, Clifton Park, NY 12065 for a Use Variance that will allow for the expansion of the existing car wash at 160 Saratoga Road, Glenville NY 12302. The proposal would result in replacement of southernmost existing self-service bay with an expanded automated bay, as well as the expansion of existing pavement and reconfigured landscaping to accommodate the new building configuration. Said property is located in the Community Business Zoning District and is identified on tax map: 22.15-3-24.1
In accordance with the Codes of the Town of Glenville 270-18: Uses permitted in the Community Business Zoning District do not include car washes. The proposed expansion of the previously granted use variance requires a new use variance.
Application of Wm M. Larned & Sons, 544 Burdeck St, Schenectady, NY 12306 for a Use Variance that will allow for the reactivation of a former sand and gravel mine as well as setting the stage for reclamation of the property and a portion of the adjacent Scotia Sand & Stone-owned property. The site is located on the sough side of Vley Road, immediately west of the National Grid overhead transmission lines. The property is zoned Suburban Residential and is identified on tax map: 29,6-2-8.1
In accordance with the Codes of the Town of Glenville 270-15: Uses permitted in the Suburban Residential Zoning District do not include mining operations.
Application of the Animal Protective Foundation, 53 Maple Avenue, Glenville, NY 12302 for a Use Variance that will allow for the construction of a 2,214 s/f clinic addition and a 2.068 s/f reception area addition to their existing facility. The proposal also includes the reconfiguration and expansion of the parking, ingress and egress areas. The property is zoned Research/Development/Technology and is identified on tax map: 30.-1-4.
In accordance with the Codes of the Town of Glenville 270-20: Uses permitted in the RDT zoning district do not include veterinary clinics, animal training facilities, kennels and animal hospitals. The proposed expansion of the previously granted use variance requires a new use variance.
