TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, November 28, 2011 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

Application of James Lotano, 493 Green Corners Road, Amsterdam, NY  12010 for  Two Area Variances that will allow for the construction of a new 30’ x 50’ (1,500 s/f ) accessory structure 18’ 6” in height.  Said property is located in the Rural Residential Zoning District and is identified on tax map 3.-1-9.1
        In accordance with the Codes of the Town of Glenville 270-9.F(2): the maximum size for an accessory structure in the Rural Residential Zoning District is 1,200 s/f.  Therefore the applicant is seeking a variance of 300 s/f.  And 270-9.D: the maximum height for any accessory structure is 15’.  Therefore the applicant is seeking a variance of 3’6”.

        Application of Matt Sames, 19 Blue Jay Way, Rexford, NY  12148 for a Conditional Use Permit that will allow for the establishment of The Animal Clinic within the existing Checkerhills Farm/Pet Lodge building located at 53 Freemans Bridge Road.  Said property is located in the General Business Zoning District and is identified on tax map 30.19-1-5.1.
        In accordance with the Codes of the Town of Glenville 270-19.C.: Veterinary clinics are permitted in the General Business Zoning District by Conditional Use Permit.  

        Application of Matt Sames, 19 Blue Jay Way, Rexford, NY 12148 for Two Sign Variances that will allow for the placement of a new 12 foot high monument sign 88 s/f in size at the northern entrance of Checkerhlls Farm/Pet Lodge at 53 Freemans Bridge Road.   The existing pole sign at the corner will be removed as part of this proposal.   Said property is located in the General Business Zoning District and is identified on tax map 30.19-1-5.1
        In accordance with the Codes of the Town of Glenville 270-69 (B) (6): the maximum size for a monument sign is 65 s/f.  Therefore the applicant is seeking a variance of 23 s/f.  AND 270-134 (6) (4):  The maximum height for a monument sign is 8’.  Therefore, the applicant is seeking a variance of 4’ in height.
