Please Take Notice That the Zoning board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, November 23, 2009 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of AJ Sign Company, on behalf of Marcellas Restaurant, 517 Saratoga Road, Glenville, NY 12302 for an area variance allowing the advertising of products on their sign. The applicant is proposing a message board type sign to be integrated into their new sign that would be advertising the name of their business. Said property is identified on tax map 15.8-5-31 and is located in a Professional/Residential Zoning District.
In accordance with the Codes of the Town of Glenville 270-68 A. No more than two external signs displaying the business name shall be allowed. 270-68. B. No additional exterior signs advertising products or businesses shall be permanently attached to the building. All such signs shall be deemed temporary.
Application of Jameson and Kathleen Taylor, 422 Vley Road, Glenville, NY 12302 for two area variances that will allow for the construction of a new 30’ x 36’ garage on the site of an existing 24’ x 24 garage. The new garage along with an existing shed has a combined footprint of 1176 square feet and exceeds 75% of the dwellings footprint by 294 square feet. The average proposed height of the new garage would be 18.25’, exceeding the maximum allowed of 15’ by 3.25’. Said property is identified on tax map 29.11-4-10 and is located in a Suburban Residential Zoning District.
In accordance with the Codes of the Town of Glenville 270-9. G. (4) The combined footprint of all accessory structures may not exceed 75% of the footprint of the dwelling. 270-9. D. Height. No accessory building ir structure shall exceed 15 feet in height in a residential zoning district, unless the accessory structure is a roof mounted receive-only antenna, or if the structure is used in association with a farm.
Application of Joseph Donzelli, 9 Snyder Lane, Alplaus,NY 12008 for two area variances that will allow for the creation of two substandard lots. The Donzelli’s have an existing lot that measures approximately 120’ x 200’ and they are proposing to subdivide this lot in half to create two lots 100’ wide. One with a minimum depth of 118.8’ 31.2’ less than the minimum 150’ required, and 11,917 square feet 3,083 square feet less than required. The other lot will have a minimum depth of 119.55’ 30.45’ less than the 150’ required, and 11,922 square feet, 3008 square feet less than required. Said property is identified on tax map 23.18-3-18 and is located in a Suburban Residential Zoning District.
In accordance with the Codes of the Town of Glenville 270 Attachment 1. The minimum lot size in the Suburban Residential Zoning District with sewers is 15,000 square feet, and the minimum lot dept is 150’.
Application of Ralph Graziano, 5107 Forest Point Drive, Clifton Park, NY 12065 for a Use Variance and determination of their Final Environmental Impact Statement. The Graziano’s are proposing to build a house in the one hundred year flood hazard Land Conservation Zoning District. The board will make a determination of whether to accept their final Environmental Impact Statement as complete.
