TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, August 24th, 2009 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Richard E. Nolan, 23 Cedar Lane, Glenville, NY 12302 for an Area Variance that will allow the construction of a 50 s/f mud room/entrance with a landing and stairs located 13 feet from the front property line.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 15.20-4-30.
        In accordance with the Codes of the Town of Glenville 270 Attachment 1 - the minimum front yard setback in the Suburban Residential Zoning District is 30 feet.

        Application of William E. Faulkner II, 1709 Johnson Road, Glenville, NY 12302 for an Area Variance that will allow the construction of a 24' x 40' three stall detached garage in the front yard 15' from the front property line.  Said property is located in the Rural Residential/Agricultural Zoning District and is identified on tax map 7.-1-14.1.
        In accordance with the Codes of the Town of Glenville 270-9 (C) Location - No permitted accessory use or building shall be located in any front yard.

        Application of Thomas Nardini, 147 Van Patten Road, Glenville, NY  12302 for two Area Variances that will allow the construction of a 14' x 28' deck and a 27' round above ground swimming pool.  The first variance would allow the total square footage of all accessory structures on the property to exceed 75% of the footprint of the dwelling.  The second variance would allow the proposed deck to be constructed 6 feet from the dwelling.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 29.5-2-55.
        In accordance with the Codes of the Town of Glenville 270-9 (G)(4) - The combined footprint of all accessory structures may not exceed 75% of the footprint of the dwelling.  And 270-3 - An Accessory Building or Structure is defined as a building or structure devoted to an accessory use that is located at least 10 feet from the principal building and on the same parcel as the principal building.

        Application of Colleen Westphal, 11 Tryon Street, Glenville, NY  12302 for an Area Variance that would allow the placement of a detached 18' x 21' carport in the front yard on the front property line.   Said property is located in the Suburban Residential Zoning District and is identified on tax map 16.5-1-4.
        In accordance with the Codes of the Town of Glenville 270--9 (C) Location - No permitted accessory use or building shall be located in any front yard.

Application of Stanley Lee, 130 Johnson Road, Glenville, NY  12302 for two Area Variances that will allow for the construction of a 24' x 30' detached garage with a 16' x 24' greenhouse attached to it with an average height of 19' 4".
