TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, April 27, 2009 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Christopher and Mary Breslin, 11 Mohawk Avenue, Alplaus, NY  12008 for Three Area Variances that will allow for the construction of a new 24' x 28' detached two-stall garage with a loft to be used for storage purposes.   The proposed garage would have an average height of 16' and will be located 5' from the existing dwelling.  Construction of this garage would exceed the maximum square footage allowed for all accessory structures by 88 s/f.   Said property is located in a Suburban Residential Zoning District and is identified on tax map 31.5-1-27.
        In accordance with the Codes of the Town of Glenville,  Chapter 270-3 - accessory structure is defined as a structure located at least 10 feet from the principal building; and Chapter 270-9 (D) - No accessory building or structure shall exceed 15 feet in height in a residential zoning district; and Chapter 270-9 (G,4) - The combined footprint of all accessory structures may not exceed 75% of the footprint of the dwelling.


        Application of Karla Houst, 26 Marion Blvd., Glenville, NY 12302 for an Area Variance that will allow for a front porch to be rebuilt at 514 So. Holmes St., Glenville, NY  12302.  The existing front porch will be removed and a new porch constructed 15' from the front property line.  Said property is located in a Suburban Residential Zoning District and is identified on tax map 38.11-2-21.
        In accordance with Chapter 270, Attachment 1 of the Codes of the Town of Glenville, - the minimum front yard setback shall be 30'.


Application of Paul and Kathleen Schnitzer, 8 Hill Street, Alplaus, NY  12008 for an Area Variance that will allow for the placement of an 11' x 9' storage shed in the front yard.  This property is a "thru-lot" and has two front yards:  one on Hill Street and the other on Bruce Drive.  Said property is located in a Suburban Residential Zoning District and is identified on tax map 23.18-1-15.1.
        In accordance with Chapter 270-9 (C) of the Codes of the Town of Glenville, - no permitted accessory use or building shall be located in any front yard.


        Application of Pat Popolizio, 1101 Rugby Road, Schenectady, NY  12308 for an Area Variance that will allow construction of an accessory structure  (Cabana Bar) in the front yard of the Waters Edge Lighthouse Restaurant, 2 Freemans Bridge Road, Glenville, NY  12302.  The proposed seasonal use Cabana Bar would be located 8.5' from the front property line adjacent to the NYS Boat Launch access road and 25.9' from the property line along the Mohawk River.   Said property is located in a Riverfront Recreational/Commercial Zoning District and is identified on tax map 30.19-1-22.
        In accordance with Chapter 270-9 (C) - No permitted accessory use or building shall be located in any front yard.


        Application of John Venditti, 215 Parkland Avenue, Glenville, NY 12302 for an Area Variance  that will allow for a 6' high stockade fence to be installed in the front yard.  Said property is located on the corner of Parkland Ave and Banker Ave, is located in a Suburban Residential Zoning District and is identified on tax map 30.13-1-32.11.
        In accordance with Chapter 270-52 (B,2) - Fences on residential properties will  not exceed four feet in height in the front yard, including along side lot lines to the front of the front plane of the dwelling.
