ZONING BOARD OF APPEALS
The Zoning Board of Appeals will meet at the Glenville Municial Center, 18 Glenridge Road, Glenville, NY 12302 at 7 PM on Monday, April 28, 2008 to hear all persons interested in the following applications:
Application of Eugene Riggi Jr., 808 Gordon Road, Schenectady, NY 12306 for a Conditional Use Permit that will allow for the construction and establishment of a new duplex dwelling at 63 Glenridge Road. A conditional use permit for this project was granted in September, 2006, but it has expired, necessitating another review by the Zoning Board of Appeals. Said property is located in a Suburban Residential Zoning District and is identified on tax map 22.12-2-15.2.
In accordance with the Codes of the Town of placeCityGlenville:
§270-15: Two-family dwellings are permitted by Conditional Use Permit
Application of Arlene C. Jackson, addressStreet18 St. Anthony Lane, CityGlenville, StateNY PostalCode12302 for an Area Variance that will allow the construction of a 12’ x 22’ attached garage addition located 13’ from the side lot line. Said property is located in a Suburban Residential Zoning District and is identified on tax map 22.8-2-76.
In accordance with the Codes of the Town of placeCityGlenville:
§270-Attachment 1 – the minimum side yard setback in the Suburban Residential Zoning District shall be 15 feet.
Application of Micah J. Turner, 2200 West Glenville Road, Amsterdam, NY 12010 for an Area Variance that will allow the construction of a new 7’ wide covered front porch that will have a front yard setback of 24’. Said property is located in a Rural Residential/Agricultural Zoning District and is identified on tax map 3.-2-46.
In accordance with the Codes of the Town of placeCityGlenville:
§270- Attachment 1 – the minimum front yard setback in the Rural Residential Zoning District is 75 feet.
Application of Ned Johnson, addressStreet592 Swaggertown Road, CityGlenville, StateNY PostalCode12302 for three area variances that will allow the construction of a 24’ x 36’ (864 s/f) detached garage. This garage would be the second garage on the property, would be located in the front yard and will exceed the maximum 15’ average height. Said property is located in a Suburban Residential Zoning District and is identified on tax map 15.3-3-38.1
In accordance with the Codes of the Town of placeCityGlenville:
§270-9(A)(1): Only one garage (attached or detached) is permitted per residential lot, and it shall be limited to a maximum of three stalls.
§270-9 (C): No permitted accessory use or building shall be located in any front yard.
§270-9 (D): No accessory building or structure shall exceed 15 feet in height in a residential zoning district.
