TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, January 28, 2008 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.


        Application of Barbara Brinkerhoff, 28 Velina Drive, Glenville, NY  12302 for an Area Variance that will allow for a 6 foot high stockade fence in the front yard of Brierwood Court.  Said property is located in a Suburban Residential Zoning District and is identified on tax map 10.17-3-1.1
        In accordance with the Codes of the Town of Glenville 270-52 (B2) Fences on residential properties will not exceed four feet in height in the front yard, including along side lot lines to the front of the front plane of the dwelling.


        Application of Stacie Plante, 47 Pine Street, Glenville, NY  12302 for an Area Variance that will allow for a 6 foot high stockade fence in the front yard of MacArthur Drive.  Said property is located in a Suburban Residential Zoning District and is identified on tax map 29.15-3-34.
        In accordance with the Codes of the Town of Glenville 270-52 (B2) Fences on residential properties will not exceed four feet in height in the front yard, including along side lot lines to the front of the front plane of the dwelling.


        Application of Matt Sames, Pet Lodges of Vermont, LLC, 19 Blue Jay Way, Rexford, NY  12148 for a Conditional Use Permit that will allow for the establishment of a kennel at 53 Freemans Bridge Road, Checkerhills Farms Pet Food, Glenville, NY  12302.   Said property is located in a General Business Zoning District and is identified on tax map 30.19-1-5.1.
        In accordance with the Codes of the Town of Glenville 270-56 (B2) Veterinary clinics, animal training facilities, and animal hospitals with completely enclosed exercise pens or kennels may be located in the GB district upon Conditional Use Permit approval.


        Application of of Matt Sames, Pet Lodges of Vermont, LLC, 19 Blue Jay Way, Rexford, NY  12148 for an Area Variance that will allow for the establishment of a fenced exercise area at 53 Freemans Bridge Road, Checkerhills Farms Pet Food, Glenville, NY  12302.   The fenced area is proposed to be located 3' 8" from the northern lot line and 2' 10" (at it's closest point) to the western lot line.  Said property is located in a General Business Zoning District and is identified on tax map 30.19-1-5.1.
        In accordance with the Codes of the Town of Glenville 270-56 (C2) All veterinary clinics, animal training facilities, and animal hospitals with completely enclosed exercise pens or kennels shall be located no closer than 50 feet to any adjoining property line.



        Application of Concord Development Co., LLC, 1077 University Place, Schenectady, NY  12308 for an Area Variance allowing for the creation of a new lot at 133 Maple Avenue, Glenville, NY 12302  that does not meet the minimum lot size and lot width.  The existing multi-family dwelling would be subdivided onto a parcel .87 acres in size with 162' of road frontage.  Said property is located in a Multi-Family Residential Zoning District and is identified on tax map 23.-2-15.11.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 the minimum lot size and frontage for parcels used for multi-family purposes is 3 acres and 200'.

        Application of Steve & Mary Lolik, 118 Snake Hill Road, Glenville, NY  12302 for an Area Variance that will permit the construction of a new single family dwelling on a lot that already has a dwelling located on it.  The applicants are requesting that the "old" dwelling remain for a period of 90 days upon issuance of a Certificate of Occupancy on the new dwelling.  After which the "old" dwelling will be removed from the site.
        In accordance with the Codes of the Town of Glenville 270-6: Number of dwellings on lot.  Not more than one detached single-family or two-family dwelling shall be located on a lot.
