TOWN OF GLENVILLE
ZONING BOARD OF APPEALS


        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, September 24, 2007 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of John J. Steve, 145 Bruce Street, Scotia, NY  12302 for an Area Variance that will allow for a new single family dwelling at 1022 Sacandaga Road, Glenville, NY 12302 to be located 66 feet from the front property rather than the required 75 feet.  Said property is identified on tax map 4.4-2-11 and is located in the Rural Residential Zoning District.
        In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 the minimum front yard set back in the Rural Residential Zoning District is 75 feet.


        Application of Shannon Farry, 11 Havenbrook Drive, Glenville, NY 12302 for an Area Variance that will allow for the construction of a new deck that will connect an existing deck attached to the rear of the dwelling to an existing swimming pool deck.   This new deck will create one large deck attached to the rear of the dwelling located 25 feet from the rear lot line.  Said property is identified on tax map 39.7-1-13 and is located in the Suburban Residential Zoning District.
        In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 the minimum rear yard set back in the Suburban Residential Zoning District is 35 feet.


        Application of James Goyette, 20 Stephen Road, Glenville, NY  12302 for an Area Variance to allow for an existing stockade fence to remain with the finished side facing inward.  Said property is identified on tax map 16.5-2-17.21 and is located in a Suburban Residential Zoning District.
        In accordance with the Town of Glenville Zoning Ordinance §270-52 – The finished or ornamental side of the fence must face away from the lot on which it is located.


        Application of Daniel Racine, 546 Dawson Road, Glenville, NY  12302 for an Area Variance that will allow for the construction of a new 28’ x 40’ accessory structure to be constructed.  Said structure exceeds 75% of the footprint of the dwelling and will be considered the third garage on the site.  The structure will have an average height of 16’ which exceeds the 15’ maximum permitted.
        In accordance with the Town of Glenville Zoning Ordinance §270-9 (A)(1) Only one garage (attached or detached) is permitted per residential lot and it shall be limited to three stalls;  §270-9 (D) No accessory building or structure shall exceed 15’ in height in a residential zoning district;  And,  §270-9 (H) – The combined footprint of all accessory structures on a residentially developed lot shall not exceed 75% of the footprint of the dwelling.
