ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, August 27, 2007 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of Peter Collison, 310 Butterfield Ave, Alplaus, NY 12008 for an Area Variance at 21 First Street, Alplaus, NY 12008. The variance request is to allow for a 28’ 6” front yard setback for a new home currently under construction. Said property is identified on tax map 23.18-3-60 and is located in a Suburban Residential Zoning District.
In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 – the minimum front yard setback in the Suburban Residential Zoning District is 30 feet.
Application of Glenville Fish and Game Club, 2296 Johnson Road, Glenville, NY 12302 for an Area Variance that will allow for the selective harvesting of trees within 50 feet of the property line by commercial loggers and under the guidance of the Dept. of Environmental Conservation. Said property is located in a Rural Residential/Agricultural Zoning District and is identified on tax map 7.-2-20.2.
In accordance with the Town of Glenville Zoning Ordinance §270-60 (B) – No commercial logging is to occur within 50 feet of any property line…
Application of Harmon & Janice Tunison, 301 Lark Street, Glenville, NY 12302 for an Area Variance that will allow for the construction of a new two stall attached garage 7 feet from the side lot line. Said property is located in a Suburban Residential Zoning District and is identified on tax map 29.19-2-12.
In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 – the minimum side yard setback in the Suburban Residential Zoning District is 15 feet.
Application of Dawn Gamache, 813 Sacandaga Road, Glenville, NY 12302 for an Area Variance that will allow for the construction of a new two story addition to the existing dwelling 14’ 6” at the closest point to the side lot line. Said property is located in the Rural Residential/Agricultural Zoning District and is identified on tax map 14.1-1-22.
In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 – the minimum side yard setback in the Rural Residential/Agricultural Zoning District is 50 feet.
Application of Barbara & Don Jefts, 1734 Vley Road, Glenville, NY 12302 for Area Variances that will allow for the applicant to pursue a subdivision creating two non-conforming lots. The “new” lot would have 24 feet of road frontage along Vley Road. The remaining land would have no road frontage other than a legal easement over state property. The front portion of the property is located in a Suburban Residential Zoning District and the rear portion (beyond the railroad tracks) is zoned Rural Residential/Agricultural Zoning District. The property is located on tax map 21.-1-19.1.
In accordance with the Town of Glenville Zoning Ordinance §270 Attachment 1 – the minimum lot width in the Suburban Residential Zoning District w/o sewer is 120 feet.
Application of Lowes Home Improvement Center, Freemans Bridge Road, Glenville, NY 12302 for nine Sign Variances and five Area Variances of the Town of Glenville Zoning Ordinance associated with the proposed construction of a new Lowe’s Home Improvement Center. Said property is located in a General Business Zoning District and is identified on tax maps 30.1-24.32 & 30.14-2-15,16, 17, 18, 27 & 28.
