The applicant is requesting site plan approval to establish an 801 sq. ft. office and 1,214 sq. foot retail space within the existing vacant building at 714 Saratoga Road (just north of Stewart’s).  The property is zoned Community Business.  


3.     Ann Young                                                                                Minor (2-lot) Subdivision
 24 Spring Road  (access off Dalton Road)                              (Preliminary)                                                                                                                  
This proposal calls for the creation of a 0.95-acre parcel from an existing 4.6-acre parcel.  Public water and a septic system are proposed for the new lot.  The site is located approximately 450 feet east of Spring Road, on the north side of Dalton Road.  The project site is zoned Suburban Residential.  


4.     David Pahl                                                                               Major (7-lot) Subdivision
 96 Pashley Road                                                       (Preliminary)
                                                                                                                                               
The applicant is proposing to subdivide a 5.34-acre parcel into 7 residential building lots.  Each lot would be served by public water and an individual septic system.  The property is located south of Pashley Road and west of Colin Drive.  The property is zoned Suburban Residential.  


5.     Pet Lodges of Vermont, LLC / Matt Sames                              Conditional Use Permit

This proposal involves the establishment of a pet day care and boarding facility in the warehouse portion of the Checkerhill Farms building.  The existing retail portion of the building will remain unchanged.  The parcel is located on the northwest corner of Freemans Bridge Road and Sarnowski Drive.  The zoning of the property is General Business.

Concepts for the January 7, 2008 meeting only:


1.     Fortitech, Inc.                                                                          Concept Subdivision and Site
 Saratoga Road                                                         Plan Review
                                                                                                                                               
This concept involves the creation of a 20-acre parcel and development of a 48,000 sq. ft. building to be occupied by Fortitech, Inc. for warehousing and distribution of vitamins/food supplements.  There may be subsequent construction phases involving the establishment of four more large buildings, with uses including distribution, production and research/development.  The project site is located on the eastern side of Saratoga Road (NYS Route 50), across from Socha Plaza on the abandoned runway currently used for State Police driver training.  Access to the project site would be off of Rudy Chase Drive.  

2.   Jerry Riggi                                                                Concept Subdivision and Site
                                                                                Plan Review

This concept involves a 23-lot residential subdivision of a 15-acre parcel located off the western ends of Charles Street and Riverside Avenue.  The property has approximately 125 feet of frontage on the Mohawk River.  Access to the project, as proposed, would occur via extensions of McMichael Drive and Riverside Avenue.  The subdivision will be serviced by municipal sewer and water connections off of Riverside Avenue and Charles Street.  Much of the parcel lies within the 100-year floodplain of the Mohawk.

3.    Park Ridge Estates                                                        Concept Subdivision and Site

This concept involves a 9-lot residential subdivision of an 8-acre parcel located at the corner of Judy Drive and Woodruff Drive.  This parcel is directly adjacent to Indian Meadows Park.
