Review and discuss a report from Oak Point Associates regarding renovations at the Town Hall.

A public comment period will not be included with this item.

ACTION: Council action is not anticipated.
Summary:
In late 2012, the Town hired Oak Point Associates, to conduct a building assessment.

The scope of work and final report focused on minimal needs to maintain the building in operable condition for the  future. The report identifies some needs that are more critical than others. Critical needs are air quality, structure, and HVAC systems. Less critical needs include minor interior work including paint and carpet; minor space reconfiguarion; insulation needs in the older portion of the building; siding; and possibly window replacements.
A copy of the complete Oak Point Associates report is attached. A summary report is also attached.

The Town Council will conduct a building "walk" or inspection with Oak Point Associates at 6:00 PM (Agenda 1 of this meeting) to better understand some of the technical aspects of the report and recommendations.

This agenda Item will include a summary report from the Town Manager that will capture elements of the earlier building inspection and explain the major compnents of the recommendations.

The Town Council is asked to consider whether funding should be considered for all or a portion of the recommendations. If there is agreement that renovations to the Town Hall are necessary, the next step is bidding for construction work. Scopes of work can be designed to accommodate phasing and/or bid alternates. Bid alternates is an option to accurately price some items that may be deemed optional as opposed to critical.
