The Woodlands Homeowners Association is requesting that the Town Council approve amendments to both the Bylaws and the Articles of Incorporation for the Woodlands Subdivision. The reason the applicant is before the Council is because of the wording of these respective documents, which currently requires that amendments be approved by the "Town of Falmouth" prior to becoming effective. The proposed amendments, if approved, would allow the Association to make changes to each of these documents in the future without having to come back to the Town for approval unless the amendments are related to a land use issue. The primary purpose of these proposed amendments is to lower the minimum attendance thresholds necessary for the Association to establish quorums and take voting action. This change is being proposed because the existing thresholds are difficult for the Association to obtain.
