PLANNING COMMISSION MEETING MINUTES
January 15, 2013
EVENDALE MUNICIPAL BUILDING

The regularly scheduled meeting of the Evendale Planning Commission (EPC) was called to order by EPC Chairman (Council Representative) Doug Lohmeier at 6:00 PM on January 15, 2013. Attending were EPC members Chris Patterson and Mark Ferguson.  Supporting the EPC were Jack Cameron (Assistant to the Mayor), James Jeffers (Village Engineer), Pam Morin (Building Department Clerk), James Dobrozsi (Architectural Review Board Member), and Kathy Farro (Legal advisor to EPC) and Ralph Terbrueggen (Landscape Architect).

Public Hearing:

1.      Pool and Spa Warehouse - 10731 Reading Road  

There was no person who requested to speak on the conditional use permit for the Pool and Spa Warehouse. A motion to close the Public Hearing was made, seconded and passed 3-0.

New Business:

1.      Pool and Spa Warehouse, 10731 Reading Road

Mark Hicks, owner of the Pool and Spa Warehouse, spoke on his application for a conditional use permit to use the front of the property for the outside storage of spa and pool units. Mr. Hicks is in the process of having a landscape architect propose solutions for the front of the property. The solutions may include stone columns, lighting, 54" fencing and repaving of some or all of the parking area.

Because of the number of issues that were incomplete, EPC gave Mr. Hicks a list of needed information and deferred the application until the next EPC meeting in February.

2.      Village Crossings, 10400 Reading Road

Village Crossings applied for a development sign on the property located along Reading Road south of the Walgreens store. Currently there are two real estate signs, one located along Reading Road and the other located along Glendale-Milford Road, which advertise property for sale. Village Crossings applied for permission to place a development sign in the same spot along Reading Road.

EPC discussed the signs, noting the difference between real estate signs and development signs. Given that there was no development yet occurring on the site EPC voted 3-0 to deny the application.

Old Business:

1.      Chris Patterson gave EPC an update on the Zoning Code presentation to the Evendale Village Council. Council was presented with the recommendation at its December meeting. Currently, Council is working through modifications, similar in all respects to the process that EPC used in reviewing the Code. The second reading has just taken place with the third reading expected in February.

Adjournment:

On a motion made and seconded, the meeting was adjourned at 7:00pm on a 3-0 vote.   

The next regular meeting is scheduled for Tuesday, February 19, 2012 at 6:00 PM.
