PLANNING COMMISSION MEETING MINUTES
May 4, 2011
EVENDALE MUNICIPAL BUILDING
A special meeting of the Evendale Planning Commission (EPC) was called to order by EPC Chairman (Council Representative) Doug Lohmeier at 6:00 PM on May 4, 2011. Attending were EPC members Susan van Amerongen, Natasha Cavanaugh, and Chris Patterson. Supporting the EPC were Jack Cameron (Assistant to the Mayor), James Jeffers (Village Engineer), Pam Morin, James Dobrozi (Architectural Review Board Member), Ralph Terbrueggen (Architectural Review Board Member). Absent was Planning Commission Member Rob Adams.
Public Hearing:
There was no public comment on the proposed White Castle Bakery expansion.
Old Business:
1. White Castle
Jarett Cook, plant manager for White Castle and Ali Alghothani , architect for Star Consultants, reviewed plans for the White Castle bakery expansion presented at the April 19, 2011 EPC meeting. The plan calls for the construction of a new facility adjacent to the existing facility on Exon Dr running north along Makro Drive.
Two issues have been resolved with respect to this application:
- Police / Fire have signed off on the proposed plan.
- Lot consolidation (per Kathy Farro) is in process (having been approved by BZA) pending the outcome of a Coucil vote.
Mr. Alghothani reviewed siding material (insulated panels to match existing brick), screening around the mechanical equipment located on the roof, and landscaping to be planted along Makro Drive.
A motion was made by Susan Van Amerongen, seconded by Natasha Cavanaugh, to accept the site plan on the condition that the landscape plan be reviewed and approved by Ralph Terbrueggen. The motion passed 4-0.
A motion was made by Susan Van Amerongen, seconded by Natasha Cavanaugh, to modify the zoning of the additional parcel from HC (Heavy Commercial) to GI (General Industrial). The motion passed 4-0.
Adjournment:
On a motion by Susan Van Amerongen, seconded by Chris Patterson the meeting was adjourned at 6:30 pm on a 4-0 vote.
The next regular meeting is scheduled for May 17, 2011 at 6:00 PM.
