PLANNING COMMISSION SPECIAL MEETING MINUTES
March 1, 2011
EVENDALE MUNICIPAL BUILDING
The Special March meeting of the Evendale Planning Commission (EPC) was called to order by Doug Lohmeier at 5:31 PM on March 1, 2011. Attending were EPC members Doug Lohmeier (Council Representative), Susan van Amerongen, Dan Frank, and Chris Patterson. Supporting the EPC were Jack Cameron, and James Jeffers (Village Engineer). Not present were EPC member Rob Adams, Pam Morin, James Dobrozsi (Architectural Review Board Member), Ralph Terbrueggen (Architectural Review Board Member) and Kathy Farro (Planner, Manley Burke).
Old Business:
1. Evendale Commons Business Park - Lot Split
Mr. Mike Ricke with Anchor Properties presented plans that showed a lot split change to the Heavy Commercial PBD Overlay District for Evendale Commons Business Park and is requesting approval of the proposed lot split.
The plan creates lots in Area D-1. These areas are represented by Area D-1A (4.223 acres); area D-4 (2.235 acres); and area D-5 (1.005 acres) as shown on the drawings submitted.
The access for area D-5 would be from area D-4 as well as a right-in/right-out from Cunningham Drive.
Anchor is in contact with a potential restaurant but if the bank doesn’t go through, most likely the restaurant will fall through per Mike Ricke.
A motion was made by Chris Patterson and seconded by Susan van Amerongen to approve the lot split as shown to the PBD overlay district. The motion passed by a 4 yes 0 no vote.

On a motion to adjourn the meeting by Doug Lohmeier and seconded by Susan van Amerongen, the meeting was adjourned at 5:50 PM by a 4 yes 0 no vote.
The next regular meeting is scheduled for March 15, 2011 at 6:00 PM.
