PLANNING COMMISSION MEETING MINUTES
May 15, 2007
EVENDALE MUNICIPAL BUILDING

The regular May meeting of the Evendale Planning Commission (EPC) was called to order by Chairperson Susan van Amerongen at 6 PM on May 15, 2007.  Attending were EPC members Susan van Amerongen, Chris Schaefer (Council Representative), Rob Adams, and Dan Frank.  Supporting the EPC were James Jeffers (Village Engineer), Pam Morin (Village Building Department Clerk), and James Dobrozsi (Architectural Review Board Member).

New Business

1)      Sign review, Norwood Hardware
2906 Glendale-Milford Road

Mr. Matt Chabot, representing Norwood Hardware, presented a proposed replacement sign near the entrance to the parking lot.  EPC asked the applicant to review the general standards in the Village sign code and to address rust on the sign pole with a fresh painting.

A motion was made by Chris Schaefer and seconded by Dan Frank to approve the replacement sign in accordance with the Planned Business Development.  The motion passed by a 4 yes 0 no vote

2)      Evendale Commons Business Park
Starbucks sign review

Mr. Bob Carpenter, representing Carpenter Sign Service, and Stephanie Griffith, representing Starbucks, presented a proposed replacement for the existing ground sign on the north side of the lot near Glendale-Milford Road.  The issue with the sign is that it is not visible to east-bound drivers on Glendale-Milford Road due to the entrance wall and planter located at the intersection of Glendale-Milford and Cunningham Drive.  The proposed replacement sign would be in the same location, but elevated above the wall and planter.

A motion was made by Chris Schaefer and seconded by Rob Adams to table the motion until the next meeting in order to allow Starbucks to explore other options, such as relocating the sign and various heights that would conform to the PBD sign guidelines.  The motion passed by a 4 yes 0 no vote

3)      Subdivision Sign Review
3636 Vineyard Ridge

Mr. Greg Gottschlich, representing Vineyard Ridge Homeowners Association, proposed a sign to the entrance of the private portion of Vineyard Ridge.  Issues related to the need for a ‘private drive’ sign were related to neighborhood identification and reduction of non-homeowner vehicles on the drive.  Mr. Jim Richardson, 3632 Vineyard Ridge is the adjacent neighbor to where the sign would be located.  Mr. Richardson argued against the sign location primarily, stating concerns over loss of property value.  Ms. Della Rucker, president of the Park Hills Homeowner Association (of which Vineyard Ridge Homeowners Association is a sub-association) wrote to EPC, asking that the matter be tabled to allow more review and discussion of this issue with the affected property owners.  Susan van Amerongen and James Dobrozsi (Architectural Review Board Member) agreed to help mediate a plan that would satisfy all parties.

A motion was made by Susan van Amerongen and seconded by Chris Schaefer to table the motion until the next meeting in order to allow more discussion among the affected property owners.  The motion passed by a 4 yes 0 no vote

Internal Business:

1) Approval of Minutes
A motion was made by Dan Frank and seconded by Chris Schaefer to approve the meeting minutes from March 20, 2007.  The motion passed by a 4 yes and 0 no vote.

On a motion to adjourn the meeting by Rob Adams and seconded by Dan Frank, the meeting was adjourned at 7:25 PM by a 4 yes to 0 no vote. The next regular meeting is scheduled for June 26, 2007 at 6:00 PM.
