SPECIAL PLANNING COMMISSION MEETING MINUTES
JULY 7, 2005
EVENDALE MUNICIPAL BUILDING
The special meeting of the Evendale Planning Commission (EPC) was called to order by Chairperson Jim Guthrie at 6 PM on July 7, 2005. Members present included Jim Guthrie (Chairperson), Dick Shaffer (Secretary), Michael Schwartzman, Susan VanAmerongen, and Chris Schaefer (Village Council representative). Others in attendance were Jack Cameron (Village Ass’t to the Mayor), James Jeffers (Village Engineer), Linda Fitzgerald (Village consultant on economic development), Ralph Terbrueggen (Village Architectural Review Board), Tim Burke (Village Solicitor), Scott Adams (Manley Burke) as well as Anchor Properties representatives (Matt Grever, Mike Ricke, and Ann Mcbride), TEC traffic consultants, and several residents from Inwood Drive.
Jack Cameron led the discussion regarding the traffic study which would address the volume and patterns within the Anchor site plan as well as along Reading Road and Glendale Milford. TEC will review study details at the regular July 12 meeting, especially addressing the proposed median alterations on Reading Road at the entrances to the Site and Inwood Drive as well as the Glendale Milford entrance. It was reiterated that TEC will be working on behalf of the Village for this study. It was confirmed that the names of the public streets within the Site would be Evendale Commons Drive and Cunningham Drive.
A lengthy discussion ensued among all the parties regarding the Village Staff responses to the EPC comment list for the overall site (which comprised 16 pages) and the Site A-1 (Wal-Mart 22 pages). Comments centered on the language and completeness for the Covenants provided by the Solicitor as well as the many details for both the overall site development and Site A-1. After listening to all of the Staff’s comments it was agreed that Anchor would bring the Site A-1 architect to the next meeting for specific issues related to the Wal-Mart building and site.
The meeting was adjourned at 9:45 PM on a motion by Susan VanAmerongen and second by Michael Schwartzman by a 5 to zero vote.
